The ASSISTANT PROJECT MANAGER is responsible for working with their assigned Project Manager in the planning, management direction, project completion, client satisfaction, and financial outcome of assigned construction projects. Assist in coordinating contractual requirements, design drawings, and project specifications. A ssists in the formulation and validation of project work plans, and will monitor and influence the performance of the planning, engineering, design, and construction efforts in accordance with the plans. Assist in data gathering and analysis for reporting on project progress, scheduled deliverables, and budget. Mentor and guide less experienced Assistant Project Managers.

Examples of duties associated with this role:
  • Assist in the solicitation of proposals and selection of specialty contractors/sub-contractors
  • Work with architects and engineers in coordination and developing construction documents
  • Assist the Project Manager in writing scopes and buying out the project.
  • Submit RFI's, Submittals, OCO's, and CO's
  • Writes meeting minutes and assures that they are distributed.
  • Assist with punch list and coordination.
  • Attend and actively participate in project coordination and owner/contractor/architect/engineer meetings as requested or required
  • Research and preparation of change request to resolve design issues for approval.
  • Research and recommend solutions to design document problems, including conflicts, interferences and errors/omissions.
  • Responsible for clear and tractable document control in accordance with established policies and procedures, including utilizing management systems to create/track RFI's, transmit/track submittals, compose agreements and maintain project expediting list.
  • Submits "As-Built" Drawings, submits Operation Manuals, completes punch List, coordinates Owner move-in and start-up, finalizes Owner Training Programs, obtains and delivers warranties and transfers attic stock, demobilizes field operations, closes out subcontracts, submits Project History Report, completes Asset Transfer, obtains client referral, archives project records, and administers warranty period services.

  • Project management and owner's representative responsibilities.
  • Assemble and manage required teams of consultants and contractors. Negotiate contracts with each team member. Interface with architects, client staff, facility and construction managers, and vendors.
  • Maintain client relationships and manage conflict resolution.
  • Develop relationships with consultants/contractors/vendors and evaluate their performance.
  • Plan and coordinate project activities at all levels.
  • Formulate and review budgets for projects under supervision.
  • Review, process and resolve problems with incoming project invoices for payment.
  • Monitor costs and explain variances on an as needed basis, revising budgets where necessary.
  • Act as liaison between clients and vendors.
  • Coordinate construction activities in both union and non-union facilities.
  • Define vendor strategies, evaluate, and make recommendations on the vendor proposals as per specifications from the Company.
  • Coordinate purchasing of materials and services according to Company's purchasing procedures.
  • Develop programs, techniques and policies and procedures for efficient and profitable operations.


Requirements
  • A minimum of 2 or more years of experience focusing on project management in the construction industry.
  • BA/BS in Construction Management, Engineering or a related field
  • Knowledge of construction codes mandatory.
  • Understanding of project budgeting and scheduling.
  • Ability to read plans as required
  • Ability to understand and review project design drawings.
  • Knowledge of building utilities and equipment installation a plus.
  • Strong interpersonal skills and ability to work with and manage cross-functional teams
  • Excellent verbal and written communication skills.
  • Proficiency in Word, PowerPoint, Excel, and other construction software and the ability/desire to learn new systems as needed.
  • Ability to multi-task and work in a team environment
