Microsoft Cloud Operations + Innovation (CO+I) is the engine that powers Microsoft's cloud services and our team is focused on delivering high quality infrastructure to support cloud operations.

As Microsoft's Cloud business continues to mature, the acquisition and development of our owned, design and constructed Data Center facilities will scale to meet the demands of our customers. The Cloud Infrastructure Acquisition (CIA) Land Team is responsible for the acquisition and planning of Data Center Infrastructure needed to build out Microsoft's cloud infrastructure.

The Americas Regional Land Acquisition Director, based in the United States, will report to the Global Land General Manager, and is responsible for developing and executing a comprehensive data center site acquisition strategy to support the Company's regional strategy for growth and business objectives. This entails leading a team of individuals who are deeply engaged in cross-functional activities across energy, land development, design and construction, tax, finance, and legal. The Regional Director will provide leadership to the team as well as interface with senior leadership on the strategy and ability to execute on aggressive targets. This role is wholly accountable to and responsible for the AMERs region. This role leverages a successful track record of the acquisition process from site identification through due diligence, financial approval process, and managing predictable closings. This is a unique opportunity to make a significant contribution and impact to one of the largest data center portfolios. You'll have the opportunity to help shape and deliver a strategy to improve and expand our infrastructure in the AMERs markets.

You'll develop close working relationships with internal as well as external stakeholders, evaluate property solutions within our standards and guidelines, engage with municipalities, identify pre-closing off-site solutions needed to deliver capacity, and drive impact for the Microsoft infrastructure portfolio. You should also have a demonstrated ability to drive results related to complex contracts from business and technical perspectives.

Responsibilities:

  • Manage team of Senior Land Acquisition Managers, land Project Managers and Real Estate Analysts.
  • Own the pipeline of land to support the long-term delivery strategy to drive real estate acquisitions that support the Microsoft Cloud transformation.
  • Resolve regional escalations to support project mitigation.
  • Approve, guide, evaluate, and recommend acquisition structures for approval.
  • Demonstrate impactful track record of Land Acquisition process, navigating partner teams, financial approvals, and predictable closings.
  • Ability to negotiate effectively across private owners, municipalities, and institutions.
  • Coordination with development, engineering, construction, project managers and legal teams amongst others, to enable evaluation of acquisition targets.
  • Manage comprehensive portfolio of numerous assignments across US and Canada.
  • This position will require periodic travel to assigned geographies.

Qualifications:

Required Qualifications
  • Bachelor's Degree in Business Management, Real Estate, Project Management, or related field AND 7+ years relevant experience
    • OR 10+ years equivalent experience.
  • 7+ years people management experience.
Other Requirements:

Ability to meet Microsoft, customer and/or government security screening requirements are required for this role. These requirements include, but are not limited to, the following specialized security screenings: Microsoft Cloud Background Check: This position will be required to pass the Microsoft Cloud background check upon hire/transfer and every two years thereafter.

Preferred Qualifications
  • Bachelor's Degree in Business Management, Real Estate, Project Management, or related field AND 10+ years Portfolio Management, Real Estate, or Office Management experience
    • OR 15+ years equivalent experience.
Real Estate Portfolio Management M6 - The typical base pay range for this role across the U.S. is USD $129,200 - $273,400 per year. There is a different range applicable to specific work locations, within the San Francisco Bay area and New York City metropolitan area, and the base pay range for this role in those locations is USD $162,000 - $299,400 per year Certain roles may be eligible for benefits and other compensation.
