Summary:
The Lead Building Engineer will collaborate with the Chief Engineer to ensure the property's safety for tenants and colleagues. While the following outlines essential functions, flexibility in task assignments is expected. Duties may be reassigned at management's discretion.
Experience/Essential Duties:
- Proficient in central plant operations, including various equipment such as chillers, boilers, HVAC systems, pumps, fire alarm systems, and plumbing.
- Leads shift operations, oversees vendors and subcontractors, and conducts preventive maintenance and repairs.
- Inspects premises regularly, coordinates with outside contractors, and maintains a working relationship with property management.
- Responds to tenant service requests, maintains administrative records, and performs limited administrative functions.
- Acts promptly in emergencies, completes repair records, and utilizes computer systems for work order management.
Supervisory Responsibilities:
- Provides informal assistance and technical guidance to coworkers.
- Coordinates tasks within the team and projects.
- Makes decisions in accordance with company policies and procedures.
Qualifications:
- High school diploma or equivalent; trade or vocational schooling preferred.
- Five years of experience in building engineering roles, with knowledge of work order systems.
- Familiarity with city codes, permits, and inspections.
- Stationary engineer's license (minimum class three) if required by local regulations.
- Ability to read blueprints, follow safety guidelines, and operate Trane HVAC systems.
- Customer-oriented with strong problem-solving skills.
