Maintains hotel/room quality based on hotel and Franchise objectives while providing the highest quality of service to the customer at all times, set example for all hotel associates.

Training, motivation development, and review of all loss prevention and maintenance staff and. Keeping in step with our company's objective of the professional development of our associates, and a positive work environment. It is important that the Director of Facilities understands all functions of his/her staff, and can complete those functions in the associate's absence

Ensure fulfillment of preventative maintenance program to specific brand standards

Watch for suspicious persons entering, exiting, or loitering around building.

Conduct walk through observations of entire hotel to include inspection of guest rooms after Preventative Maintenance. Review any problems with the PM mechanic and Security Officer are recheck before releasing space back to rooms or banquets.

Promote safe work practices. Develop and administer safety incentive programs. Chair Safety Committee and endorse safety programs. Develop, revise, and advise key personnel of emergency procedures.

Follow-up and maintains compliance with all Franchise, Safety and OSHA Programs, policies, procedures, and reports.

Initiates new procedures to increase efficiency of labor and safe chemical and equipment use.

Ensure that all storage areas are kept secure at all times. Maintain a current inventory of all supplies.

Coordinate training of department personnel. Coordinate "walk throughs" of hotel with security staff as needed for inspection purposes. Work with staff on all "special events" programs within the hotel.

Inspects guest rooms after Preventative Maintenance and guest rooms cleaned by room attendant. Review any problems with the PM mechanic and recheck room/suite before releasing to Housekeeping/Front Office.

Develop an inspection program for all public areas and guestrooms to ensure that proper maintenance and standards are achieved and sustained.

Ensure that both Engineering and Security are utilizing the Transcendent program to report all deficiencies. Create a process to track and review weekly to ensure that this the process is being utilized by all departments within the hotel as well. Ensure all items are being addressed in a timely manner (both room requests and preventative maintenance items) and that we do not fall below the threshold of acceptable completion.

Repair HVAC as required; and clean HVAC coils semi-annually or as required.

Repair appliances as required.

Ensure implementation and compliance of brand standard key control policies and procedures are adhered to.

Check Smoke Alarms throughout hotels on a scheduled basis according to brand standards.

Coordinate and monitor for efficiency safety and security related programs for overall hotel, including lost and found process, auditing of issuance of hotel keys, chemical, CPR, and Fire Preparedness training, MOD schedules, evacuation drills, etc.

Ensure routine preventive maintenance on equipment is done. This is including, but not limited to laundry equipment, heating, and air condition units, ice machines, fire extinguishers, fire/smoke alarms, lawn sprinklers, fire equipment and plumbing. These are performed as required by the manufacturer and in accordance with the warranty specifications.

Investigate accidents, thefts, property loss, and unlawful activities. Document details and advise management. Track departmental safety records and document medically treated and non-treated injuries.

Maintain the hotel grounds; curb appeal, and building exteriors consistently.

Develop department employee attitude of attentiveness and anticipation of guest and associate needs.

Coordinate with other departments to fulfill guest special requests. Constant and effective communication required.

Educate and lead all department personnel on emergency procedures, key control, safety, and life safety precautions.

Establish department communication and information systems through all forms of communications, including logs, department meetings, coaching and counseling.

Compile and distribute departmental reports, such as property loss correspondence. Read incoming correspondence and disseminate pertinent information to staff members.

Communicate changes in suite/room status with the Front Desk.

Answer guest questions regarding hotels and local area facilities and services.

Ensure that three quotes are received for any repairs that cannot be made at the property level.

Participate in courses related to field to remain current

Ensure all standards are adhered to at all times.

Any reasonable request by management that you are capable of performing.

Comply with hotel policies and procedures.

Ensure that both Engineering and Security standards are meeting all guidelines established by the Brand for the QA audit as well as by Concord as it relates to the internal audit.
