Position Summary

The Facilities Technician role at Empower is integral to ensuring the seamless operation of our facilities. This position plays a crucial part in maintaining the efficiency and reliability of building equipment, systems, and production machinery, aligning with our core values of people, service, quality, and innovation. By performing skilled and semi-skilled maintenance activities, including heating, ventilation, air conditioning (HVAC) and electrical system upkeep, as well as troubleshooting and repairing production equipment, the Facilities Technician supports the foundation of our manufacturing processes.

Your daily responsibilities will include both preventative and reactive maintenance on facility systems, assisting manufacturing technicians with process and machinery repairs, and improvements in cleanroom and non-sterile lab environments. Developing preventive maintenance schedules, conducting routine inspections, and responding to repair requests are essential functions of this role. Additionally, you'll be solving technical issues, managing parts and inventory, and ensuring the quality of third-party repairs.

Leadership is a key aspect of this position, as you'll be leading non-supervisory employees, contractors, consultants, and temporary staff. Managing projects, developing associated documentation, and performing emergency service calls will require a proactive approach and the ability to work under limited supervision. Flexibility in your work schedule, including nights and weekends, is necessary to support the operating schedule and facility needs. Ensuring a clean, safe work area in compliance with Corporate/Occupational Safety and Health Administration (OSHA) Standards and maintaining effective communication with all Empower staff and the maintenance team are paramount.

Duties and Responsibilities

  • Performs skilled and semi-skilled maintenance activities including the maintenance of building equipment and systems (e.g. HVAC equipment and electrical systems) and production equipment troubleshooting and repair.
  • Performs preventative and reactive maintenance on facility systems and assists manufacturing technicians (MT) with process and machinery repairs and improvements.
  • Supports improvements in sterile and non-sterile manufacturing lab environments, performing maintenance on manual, automated, and semi-automated equipment.
  • Develops and implements preventive maintenance schedules and procedures to ensure the optimal performance and longevity of equipment, keeping accurate records of maintenance activities and outcomes.
  • Conducts and documents daily inspections of equipment, facilities, and HVAC systems to ensure compliance with safety standards.
  • Promptly responds to repair requests and work orders, ensuring all parts and inventory used are accurately recorded.
  • Resolves technical issues by identifying root causes and implements both short-term and long-term countermeasures.
  • Inspects the quality of repairs performed by third-party vendors and/or the MT, verifying that repairs adhere to safety regulations and industry best practices.
  • Responsible for inventory control, ordering of replacement parts, tools, and supplies through purchasing. Conducts physical parts inventories.
  • Records and documents working history on all equipment for facilities and engineering via a Computerized Maintenance Management System (CMMS).
  • Leads non-supervisory employees and other staff that may include contractors, consultants, and/or temporary employees.
  • Oversees projects and creates comprehensive documentation to support project execution.
  • Responds promptly to emergency breakdowns by performing service calls diagnosing issues and implementing immediate repairs to minimize downtime.
  • Maintains a clean, safe work area in compliance with Corporate/OSHA Standards and performs all work in accordance with established safety procedures.
  • Performs other duties as assigned.

Knowledge and Skills

  • Project management skills a plus.
  • Organized self-starter with advanced problem-solving ability.
  • Knowledge of single and three-phase electrical systems, electrical control systems, hydraulic systems, pneumatic systems; including air compressors, HVAC systems, boilers, and water/air cooled chillers.
  • Must be trained and qualified to enter an International Organization for Standardization classified cleanroom under operator standards.
  • Ability to gown into classified cleanroom within 15 minutes of notice from manufacturing operators reporting issues.
  • Ability to use basic hand and power tools/equipment: such as hand drill, forklift, and scissor lift.
  • Ability to read electrical schematics and mechanical drawings.
  • Must be able to communicate effectively in English verbally and orally.
  • Ability to research parts, drawings, diagrams, and schematics.

Experience and Qualifications

  • High School diploma or equivalent required. Advanced degree or trade school preferred.
  • Minimum of 2 years of facilities maintenance experience, with a focus on equipment operations and preventative maintenance procedures, preferably in a good manufacturing practice regulated environment.
  • Previous experience with maintaining/managing equipment; both building and production.
  • Experience with CMMS.
  • Experience in performing National Institute of Standards and Technology Calibrations recommended.
  • Experience with Microsoft Office 365.
