Mandatory Position

This position is designated as 'mandatory' and, when contacted to report to work, its incumbent is expected to reach the building as expeditiously as possible using normal precautions as dictated by the adverse weather conditions.

The Maintenance Operation's Housing Shop maintains the plumbing and heating, ventilation and air conditioning ( HVAC ) to optimize indoor air quality, energy efficiency and occupant thermal comfort in our housing dormitory buildings. The primary mission is to utilize all of the tenants of RCM to ensure the best Asset Management. This position may be required to possess and maintain certification, licensure, educational level, and/or experience criteria as applicable to the tasks being performed or supervised and follow applicable building codes.
Primary Purpose of Position
First line supervisor over a mechanical trades unit of a multiple trades facility maintenance unit. Supervision of skilled to highly skilled trades work including but not limited to HVAC , Electrical, Controls, and Plumbing. May also perform skilled trades work. The HVAC Supervisor will set mid- to long-range maintenance goals and objectives and prioritize activities and tasks; prepare alternative plans to meet changing conditions and ensure timely task accomplishment; and coordinate a wide variety of facility maintenance operational, diagnostic, and repair services.
Summary of Position Responsibilities
Administrative Supervision
  • Ensure your shop is trained on RCM , CBM , PMs and maintenance management techniques through weekly trainings.
  • Supervise shop materials inventory and tools/equipment accountability.
  • Use a computerized maintenance management system to manage work orders and projects. Utilizing the labor scheduler to lock in the following week's PM's and WO's by Thursday the week before.
  • Continuously educate yourself and your shop on maintenance processes and techniques.
  • Track project statuses involving your shop.


Field Supervision
  • Review work orders for compliance to best practices and O&M recommendations.
  • Ensure quality control inspections are completed on work orders by field inspections.
  • Provide technical oversight on all projects involving your shop.
  • Use Building Automation Systems ( BAS ) to detect and diagnose problems throughout the campus and recommend changes to improve performance of the BAS for your shop.
  • Analyze the cost, quality, and timeliness of performance of your shop and implement improvements.
  • Analyze condition monitoring data from thermographic, vibration, oil, ultrasound, and BAS analyses to determine indicated failure modes and develop work plans to prevent them.
  • Interact with customers to ensure their needs are met and manage expectations of shop capabilities appropriately.
  • Coordinate multi-shop projects.
  • Ensure your shops are trained on RCM , CBM , PMs and maintenance management techniques through field observations.
  • Lead root cause analyses.
  • Lead failure mode and effects analyses by training staff to list all possible on WO's.
  • Lead teams in emergency operations and in emergency maintenance.
  • Ensure that employees are trained, understand, and comply with University, state, OSHA , NFPA , NEC , ASME , and other governing policies and procedures.
HR Staffing, Employee Appraisals, and Discipline
  • As positions become available complete all of the appropriate paperwork to get the position reposted and filled as quickly as possible.
  • Conduct interviews as needed.
  • Conduct annual and mid year reviews and appraisals of all direct report staff.
  • Perform any tasks related to staff disciplinary actions as needed.
Minimum Education/Experience
Graduation from a high school or technical college with a major in air conditioning, heating and refrigeration technology, industrial maintenance technology or mechanical engineering technology and a minimum of four years progressive experience in facility maintenance; or an equivalent combination of education and experience. All degrees must be received from appropriately accredited institutions.
Preferred Education, Knowledge, Skills and Experience
  • Graduation from a technical college with a major in air conditioning, heating and refrigeration technology, industrial maintenance technology or mechanical engineering technology and a minimum of four years progressive experience in facility maintenance; or an equivalent combination of education and experience.
  • Possess journey level knowledge of more than one trade or advanced knowledge in one trade applicable to area supervised.
  • Supervisory experience is preferred.
  • Prior work experience in higher education preferred.
  • Ability to effectively communicate the English language (reading, writing, interpretation and comprehension) required.
  • Effective skills in verbal, written and interpersonal communications.
  • Computer literate.
  • Knowledge and skill with Google Chrome, Microsoft Word and Excel, and willingness to learn new programs.
  • Ability to effectively work/interact with persons from different backgrounds,
  • Ability to foster and create an atmosphere of teamwork.
  • Valid driver's license required. The position operates assigned vehicles on and/or off campus and is required to possess, maintain, or obtain a valid driver's license upon appointment to the position.
