D.R. Horton, Inc. is currently looking for a Legal Assistant / HOA Coordinator for their Main Office. The right candidate will assist Division Counsel with Land Acquisition and Development related functions and oversees establishment, maintenance and management of all Homeowners Associations.

Essential Duties and Responsibilities include the following. Other duties may be assigned.

Legal

Land Acquisitions:

Prepare initial drafts of summaries (transmittal, DRS, legal) and community maps for contract ratification transmittal

Prepare initial drafts of summary updates and additional required documentation (submittal checklist, executive summary, NOS letter) for NOS transmittal

Order ESA for each project

Coordinate with title company and accounting, as applicable, for title orders, updates and closing documentation

Land Development:

Coordinate with title company for title orders and update

Facilitate plat execution

General:

Prepare/update community site maps for division communities, including map books for executive tour

Prepare/update active and pending transaction spreadsheets for weekly land meeting

Assist Division Counsel as needed

HOA

Documents:

Coordinate specific information as needed for each community to set up governing document

Outline applicable info and provide to Division Counsel for drafting

Review draft documents for accuracy and content

Execute and Record final documents: obtain signatures, notarize, deliver, etc.

Procure IRS ID number

Management Set-up:

Research, interview and select 3rd-party management company

Acquire bids/proposals for selection of management company (3 if possible)

Execute and release contract to management company

Ensure management company performs in accordance with contract requirements

Management Company Oversight / HOA Maintenance:

Serve on all HOA Board

Attend HOA Board meetings (and general member meetings if deemed necessary): provide developer updates, foster good relationship with HOA and provide meeting report

Follow through on all developer-related issues brought to the attention of the HOA Mgmt. Co.

Review financials and resolve any outstanding issues with Controller

Review and approve all architectural submittal

Maintain/update master list of all communities and applicable management companies and current community fee

Transition:

Schedule walkthroughs as required to transition control of common areas or overall HOA to the HOA/homeowner

Facilitate and coordinate preparation, execution and recordation of deeds for all common area

Coordinate transition of applicable plans and other documentation to turn over to the HOA

Assure transition compliance with state regulation

Qualifications

Education and/or Experience

Bachelor's degree (B. A.) from four-year college or university; or three to five years related experience and/or training; or equivalent combination of education and experience.

Other Qualifications

Must have a vehicle, a valid driver's license and be willing to travel.
