Job Summary:

Manages the Facility Maintenance Division for all ODMP parking locations throughout the District Detroit. This position is responsible for the supervision of the maintenance staff and is integral to the department's ability to maintain a high appearance level at all Olympia Parking facilities. The Manager will also ensure all facilities' cleaning and maintenance expectations are met.

Key Responsibilities:
  • Responsible for hiring, training, scheduling, and disciplining Lead Maintenance Assistants and Maintenance Assistants, as well as conducting colleague performance reviews.
  • Work closely with Parking Operations Managers, Supervisors, and Directors to ensure the completion of necessary tasks.
  • Responsible for maintaining facility operations (e.g. payroll, event operations, schedules, generating of reports, etc.).
  • Provide input and analysis to department with regard to developing and monitoring the facilities budget.
  • Develop, approve, and implement department policies, procedures, and reports and train staff on changes.
  • Assess and determine facility needs, provide quotes, create purchase orders, and make recommendations to Director for approval.
  • Work closely with City of Detroit to mitigate correction orders and violations.
  • Ensure facilities are event ready and Safety Act compliant.
  • Manage landscape and snow removal contracts, elevator contracts as well as any third-party cleaning crew when necessary.
  • Liaison with parking equipment manufacturer to ensure all parking equipment is maintained properly.
  • Manage the appearance of the ODMP facilities for guests and visitors to the District Detroit.
  • Manage parking equipment efficiency, along with reducing down-time due to kiosk issues and gate arms repairs.
  • Identify lighting and CCTV issues and submit work orders for repairs.
  • Identify and repair safety hazards (potholes, trip hazards, etc.).
  • Provide capital planning for facility maintenance needs.
  • Coordinate annual power washing, window washing, sweeping, striping, and other maintenance-related items for the department.
  • Plan and implement long-term projects and repairs.
  • Implement preventive repair and housekeeping improvement programs and monitor progress of the programs.
  • Directly supervise all full-time colleagues in the Facilities Division. Provide direction, coordination, and evaluation of these colleagues.
  • Carry out supervisory responsibilities in accordance with the organization's policies and applicable laws.
  • Participate in interviewing, hiring, and training colleagues.
  • Plan, assign, and direct work; appraise performance; reward and discipline colleagues; address complaints and resolve problems.
  • Act as department and company representative in internal and external meetings.
  • Performs other duties as assigned.


Minimum Knowledge, Skills, and Abilities:
  • Bachelor's degree. Equivalent experience may be considered in lieu of formal education.
  • Minimum of five (5) years of experience in maintenance or related field with at least two (2) years as a supervisor providing formal and/or informal work direction.
  • Must have excellent oral and written communication skills.
  • Possess effective human relations and conflict resolution skills.
  • Familiar with OSHA and other safety rules for compliance.
  • Demonstrate readiness to undertake position responsibilities on one's own and the ability to work independently.
  • Ability to read, understand, and convey technical documents, including but not limited to policies, safety procedures, maintenance instructions and operator manuals.
  • Proficient in the use of computers (Word, Excel, etc.).
  • Evidence of problem solving and the ability to make decisions based on solid business judgments and experience.
  • Possess the highest integrity and ethical standards.
  • Establish priorities and organize work; plan and direct the work of subordinate staff.
  • Ability to perform a wide variety of supervisory responsibilities with time-sensitive deadlines.
  • Demonstrated staff development skills to properly train and develop staff to meet objectives.
  • Effective team and project leader - able to motivate colleagues, manage timelines and work against budgets.
  • Detail oriented - ability to keep accurate and detailed facility maintenance records.
  • Demonstrated project management skills with coordinating efforts among various departments and staff levels.
  • Possess a valid driver's license and clean driving record.


Preferred Skills, Knowledge, and Abilities
  • Prior experience in multiple unit operations
  • Project Management Experience
  • Certified Facilities Manager Certification
