POSITION SUMMARY

We have an exciting opportunity for a Manager, Real Estate Transaction to join our real estate department. The Manager, Real Estate Transaction will act as the first point of contact, and subject matter expert for any real estate leasing requests initiated by Hospital or Clinic Facilities within a defined territory. This critical role is responsible for managing the contract and lease negotiation process for the facilities in a defined territory, including tracking critical dates and lease transaction documents, and providing guidance related to regulatory compliance. In addition, the ideal candidate will assist the department head with developing, implementing, and supporting the administrative infrastructure for a complex and widely dispersed real estate department, including policy and procedure development and implementation.

Responsibilities

  • Responsible for supporting all aspects of the real estate lease process for a defined territory.
  • Independently ensure the timely development, negotiation and execution of new and renewal leases, verifying business terms comply with company policies, procedures and legal regulations.
  • Maintain system to track critical lease key dates, coordinating timely exercise of lease options, renewals and other option rights, and elevating as needed to AVP, Real Estate.
  • Coordinate abstracting of leases and supplemental documentation with Lease Administration Vendor.
  • Coordinate with Lease Administration Vendor on payment requests, reimbursements, reconciliations, audits and disputes.
  • Coordinates with appraisers to obtain FMV opinions for compliance purposes.
  • Leads or participates in projects and initiatives as a department representative, cross-functional team member or individual contributor.
  • Evaluate existing leases for potential risks, improvements, and compliance with corporate leasing policies and procedures. Report discrepancies to AVP, Real Estate and troubleshoot for prompt resolution.
  • Assist in organizing files upon acquisition of new properties. Work in tandem with Lease Administration Vendor to provide streamlined and efficient workflow.
  • Research and interpret lease clauses to address internal customer questions and concerns, then assist to troubleshoot and resolve.
  • Resolve Landlord and Tenant disputes.
  • Occasional Land and Building acquisitions and dispositions, and applicable due diligence compilation and review.

Qualifications

Education:
  • Bachelor's degree in Business or related Real Estate or Legal field preferred

Experience:
  • 2+ years working in a transactional real estate role required, in the healthcare industry preferred .
  • Leasing experience in a fast-paced commercial real estate environment is preferred and experience with medical office leasing regulations is an asset.

Knowledge, Skills & Abilities:
  • Strong proficiency with the Microsoft Office Suite including Excel, Word, PowerPoint.
  • Competency in Meditract, e-signature software, and typical lease databases.
  • Strong attention to detail and proactive organizational skills.
  • Proven self-starter with drive to succeed.
  • Strong analytical skills as well as ability think outside the box to identify solutions to problems.
  • Strong customer-oriented interpersonal communication skills, written and verbal, with a goal of promoting collaboration and relationship building.
  • Proficient understanding of lease terminology, calculations, financial terms and principles.
  • Proficient understanding of healthcare real estate regulatory guidelines, including Stark and AKS compliance.
  • Contract and lease negotiation experience, both on behalf of buyer/tenant and seller/landlord.
  • Ability to treat sensitive business information in a confidential and professional manner.
  • Ability to prioritize multiple tasks in a high-volume, fast-paced environment;
  • Ability to work with minimal supervision as well as take direction from multiple managers.
  • Ability to identify Hospital needs and commit to responding in agreed upon timeframes.
  • Ability to work harmoniously in a team environment, with a positive outlook and attitude.
  • Ability to organize, direct and motivate others.


Travel:
  • Occasional overnight travel, approximately 5% of the time.
