Manager-Building Services NIGHT

The primary accountabilities below are intended to describe the general content and requirements of this position and are not intended to be an exhaustive statement of duties.

Position Summary:

Manages the daily operations of a shift in an assigned section of the facility. Performs all related personnel and administrative functions pertaining to staffing needs and development. Sets standards for supervisory and worker job performance, explains new policies, programs and procedures. Initiates required procedures for the beginning of shift. Evaluates the performance of subordinates and provides on the job training as required. Encourages and schedules staff participation in external and/or internal training opportunities. Schedules and conducts monthly departmental staff meetings. Evaluates working conditions, systems, procedures and facilities in order to make creative/innovative changes to increase productivity. Recommends revisions of procedures and key responsibilities as deemed necessary to maintain effective productivity. Develops a strong cooperative atmosphere between other departments in Facilities. Ensures that the quality of work is acceptable and implements disciplinary action when required. Attends meetings as scheduled and/or assigned. Keeps abreast of current approaches in systems designated to improve work in the healthcare field. Attends mandatory inservices and seeks to advance through educational developmental opportunities. Will also assume the responsibility of Operations Manager as required. Plans, manages and coordinates the operations of the Environmental Services Department, waste removal and disposal, window washers, and recycling. Responsible for implementation and maintenance of computer assisted management tools for the Department to include inventory use and management, manpower assignment and equipment management. Performs related duties and completes special projects as assigned. The primary purpose of this position is to ensure efficient and economical support/services provided to the University.

Required/Preferred Knowledge, Skills and Abilities
  • Must be detail oriented, well organized, and proven ability to manage time and staff.
  • Proven experience with analyzing and resolving work problems; initiating or suggesting plans to motivate workers to achieve work goals.
  • Reviews, assesses and coordinates commercial housekeeping services with internal and external, contracted custodial service providers and provides direction and guidance, as needed.
  • Proven experience with managing the daily operation of housekeeping, including logistics, emergency calls, and work assignments.
  • Experience working with maintenance management software; WebTMA is ideal.
  • Advanced knowledge of Excel, Word, and Outlook and able to learn and use institutional software systems.
  • Proven strategic planning and benchmarking experiences.
  • Previous experience with interviewing, hiring, conducting performance evaluations, and employee relations.
  • Proven experience with financial and budget forecasting.
  • Complies with all State and University policies, and internal Guidelines.
  • Ability to lead, motivate, and train
  • Effective leadership skills and the ability to build strong departmental team.
  • Excellent communication and customer services skills.
  • During normal work schedule, will carry two-way radio, cell phone, and/or digital pager. Expected to be available for "On-Call Duty, as the workload requires.
  • Interface with customers to answer questions or solve problems.

ANNUAL RATE OF PAY: $57,940.00 - $72,000.00 (Commensurate with experience & qualifications)

Work Schedule: Sunday through Thursday, 9:00 p.m. - 6:00 a.m. (subject to change to meet the needs of the University). Any combination of overtime, shift work, weekend and holiday work may be required. Employees in this job title may be required to report to work when University offices are closed due to severe weather or emergencies.

Qualifications

Bachelor's degree in Business, Management or a related field and seven (7) years of related experience required. Work experience may substitute for education requirement.

Licenses/Certifications/Registrations

Driving record should meet University underwriting guidelines to drive vehicle in performance of University business. Current underwriting guidelines include possession a valid driver's license, issued in the United States; at least 21 years of age; at least three years of driving experience; maintain an acceptable Motor Vehicle Record (MVR).

Personal:

Will possess the necessary physical requirements, with or without the aid of mechanical devices, to safely perform the duties and responsibilities of this position to include:

• Lifting and carrying a minimum of fifty (50) pounds

• Perform task requiring climbing stairs, bending, stooping, kneeling, and extensive walking significant distances between and within buildings on campus

• Working in confined spaces

• Working within extreme temperature ranges
