The Pre-Construction Manager will be a key part of the engineering team and will be responsible for project managing new building planning, design and pre-construction. This will include the extension of existing facilities and any new sites.

The Pre-Construction Manager will play an integral role in the development and implementation of the North American facility network infrastructure. This role will analyze and evaluate different facility scenarios and build-out designs. In addition, this candidate has to support the standardization of the technical and facility related processes and systems.

This opportunity combines construction engineering, planning, project management, facilities management, and contract management. It requires experience with supporting client definition of requirements, and proven ability in planning, design, and project management within existing buildings that will remain in operation during construction.

Key job responsibilities

- Hire and/or manage assigned architectural/engineering consultants for the implementation of retrofit requirements, ensuring close alignment with approved design standards.

- Coordinate with multiple, internal functional teams, ensuring appropriate inputs are considered in shell design changes.

- Develop initial design and construction concept schedule for construction phasing as necessary.

- Creation of construction estimates for capital requests, and other planning efforts.

- Maintain project/program schedules, communicating and proposing risk mitigation strategies.

- Develop and provide supporting documents for AHJ and land lord approval - for example, scope summaries, cost estimates, design documents, and AHJ required applications.

- Support/guide client decision making based on due diligence efforts.

- Coordinate the GC hiring process with the construction management team.

- Provide complete and accurate documentation for construction handoff including but not limited to contracts, drawings, permit status, landlord approval, capital request and approvals, external supplier (i.e. utility) coordination status efforts, and any other work product that has been completed by Pre-Construction.

- Maintain repository for all pre-construction work product by site.

- Ability to travel throughout North America up to 60% of the time.

A day in the life

Each day you will represent GES in ensuring the on time and in budget execution of Amazon construction projects, while strategically improving processes. Daily tasks may comprise of construction coordination management and design document development with various consultants on projected changes, project status, ensuring consultants are meeting contractual obligations, and utilizing the Amazon information systems to record and update scheduling, budget and other key developments. Each day you will be navigating through uncertainty, proactively unblocking project barriers and influencing the best project decisions. You will be negotiating terms of contracts with developers, contractors and consultants all the while driving to meet or exceed schedules and budgets of the approved scope. Daily tasks may be comprised of site management, coordinating with contractors on projected changes and project status, ensuring contractors are meeting their contractual obligations, seeking sustainable environmentally friendly solutions throughout the construction process while implementing Amazon's building environmentally friendly practices, and utilizing the Amazon information systems to record and update scheduling, budget, and other key developments. You may be negotiating terms of contracts with contractors all the while driving contractors to meet or exceed agreed-to schedules and budgets. You will represent Amazon's interests in weekly architect, owner and contractor (AOC) meetings providing input on root causes and corrective action. Additionally, you will participate in weekly meetings providing input on root causes and corrective action as may be require. You will lead multiple medium sized to large sized projects of varying sizes and functions. You will be tactical and strategic working independently, interacting with leadership to resolve issues. You will provide estimating support, interpret drawings, contribute to budgets and approve lease exhibits. Pre-construction management also includes site validation, design management and validation of checklists and construction documentation. For jurisdictional coordination you will understand zoning/planning, fire code and building code. You will lead large cross functional teams establishing confidence in the Amazon business and architecture/engineering community. You act as the primary escalation point for project team members; owning and tracking issues to ensure that they are addressed, documented, and resolved using influence to manage team members.

BASIC QUALIFICATIONS

• \tA completed Bachelor's degree in Architecture, Engineering, Construction Management or comparable field.

• \t3+ years of experience as an Architect, Engineer, Construction Manager, Development Manager, Owner's project management representative or other Commercial Development and Construction related disciplines.

• \tProject management experience from design phase through implementation and operation, negotiating construction, procurement and labor contracts.

• \tExperience within packaging processing/logistical facilities with complex equipment or comparable experience.

• \t3+ years of project/program management

PREFERRED QUALIFICATIONS

• \tAn advanced degree, certification or Master's degree in Architecture, Engineering, Construction Management or Masters of Business.

• \tExperience operating within at least two disciplines in the construction industry, which could consist of General Contracting, Owner's Representation, Commercial Development, Engineering & Design, owners project management representative or similar.

• \tDemonstrated capability in the planning, design review & implementation, and project management /control of new structures & the enhancement of existing facility buildings.

• \tExperience managing multi-disciplinary design incorporating industrial automation, robotics, or similar.

• \tDemonstrated success in communicating project requirements to various audiences (e.g. senior management, peers, public officials, vendors, etc.)

• \tKnowledge of Building Information Modeling (BIM).

• \tDemonstrated success in communicating project requirements to various audiences (e.g. senior management, peers, fire marshals, utility, public officials, vendors, etc.)

Our compensation reflects the cost of labor across several US geographic markets. The base pay for this position ranges from $61,900/year in our lowest geographic market up to $155,800/year in our highest geographic market.
