Summary

The Property Administrator manages leasing activities, property management matters and real estate assets within Carson Tahoe Health's portfolio. This position develops and maintains relationships with current and prospective tenants, processes and maintains documentation related to real estate assets and coordinates ongoing projects related to leasing healthcare spaces. The Property Administrator may work with third-party brokers and oversee vendor negotiations.

Responsibilities

  • Develops and implements marketing strategies for vacant spaces; targeting lessees and ensures leasing parties comply with internal policies and external regulations.
  • Establishes standard lease terms and oversees leasing negotiations. Prepares real estate documentation, licensing agreements, and maintains files for reporting.
  • Reviews, interprets, and summarizes real estate documentation including leases, bills or invoices, insurance policies, etc.
  • Develops and presents detailed budgets and financial reports on the property.
  • Reviews and audits property financials for accuracy and completeness. Analyzes individual property's income and expenses and makes data driven decisions related to leasing or purchasing, financing, and capital improvements.
  • Oversees assessment of facility location, site acquisition, leasing of sites, land and facilities management, and site or facilities disposal.
  • Monitors existing real estate value and assess expansion patterns of competitors and evaluates potential sites based on demographics, property cost, and market potential.
  • Negotiates contract terms as needed upon purchase or lease agreement.
  • Creates and implements policies and procedures related to usage and management of real estate assets.
  • Oversees purchases, expenditures, vendor contracts, tenant relations, leasing, and capital improvements.
  • Manages property acquisitions, dispositions, space planning, services, and project management activities.
  • Supports property financial analysis to ensure costs meet the contracted agreement.
  • Designs, schedules, and coordinates general upkeep, major repairs, remodeling, or construction projects of the property in conjunction with facilities team
  • Acts as the liaison between onsite managers, tenants, and owners. Visits properties, meets with tenants, and oversees work of property managers or maintenance staff.
  • Maintains property records including sales, rental or usage activity; maintenance and operating costs; special permits issued; and property availability.
  • Performs other related duties as assigned.

Qualifications

Required

  • Six (6) years' experience in Real Estate Management, Lease Management, or equivalent.
  • Bachelors Degree in Real Estate, Business Administration or related field, OR equivalent additional experience.
Preferred
  • Specialized national certification related to field, including
    • Certified Property Manager (CPM)
    • Certified Real Estate Brokerage Manager (CRB)
