Site Planning & Development Manager - Real Estate
The Site Planning & Development Manager will support and assist the real estate team in evaluating shopping center redevelopments, new store locations, project management and communication with stakeholders on various real estate and construction projects. The role involves working with developers, reviewing and negotiating consent agreements related to site planning in order to mitigate risks in a cross functional environment and ensure that projects meet company requirements.

Site Planning & Development Manager - Real Estate
The Site Planning & Development Manager will support and assist the real estate team in evaluating shopping center redevelopments, new store locations, project management and communication with stakeholders on various real estate and construction projects. The role involves working with developers, reviewing and negotiating consent agreements related to site planning in order to mitigate risks in a cross functional environment and ensure that projects meet company requirements.
Primary Responsibilities:
- Oversees and is responsible for the execution of site plans for new and existing locations. The role involves managing, reviewing, coordinating and negotiating with various stake holders for mall redevelopments and the development of traffic, site, design standards and criteria.
- Develops and implements traffic, construction, parking, and site design standards and layouts for stores, malls, shopping centers and other facilities that align with regulatory requirements and the company's strategic goals.
- Reviews site plans, parking analysis, and traffic studies for new and existing stores.
- Negotiates and coordinates with developers, engineers, architects, consultants, internal stakeholders and governmental agencies on proposed site plan changes.
- Provides technical expertise and direction in design and engineering matters related to various Real Estate projects to evaluate viability, design concepts, and design of transportation systems.
- Provides leadership and regular updates to Real Estate team in site planning and development matters to help ensure the economic viability of the projects and to optimize the company's real estate strategy.
- Other related real estate functions and duties as deemed necessary by VP-Real Estate.
- Ability to understand and interpret zoning laws, ordinances, and requirements.
- Ability to manage multiple projects simultaneously, with strong analytical and problem-solving abilities.
- Ability to review REAs, consent agreements, and other real estate documentation to help guide decision making with respect to site developments.
- 5+ years' experience, including a minimum of 3 years concentrated in broad-based commercial real estate activities with a retailer, real estate developer, real estate consulting firm, a major grocery store or restaurant chain, or a retail brokerage company
- Proficiency in Microsoft Office and ability to adapt new software technologies and tools into work process.
- Must have strong leadership, strategic, negotiation, critical thinking, and execution skills; possess excellent oral and written communication skills with ability to present data and analysis to JCP senior leadership.
- Bachelor's Degree in Civil Engineering, Architect/Landscape Architect, Urban Planning, or Traffic Engineering.
