HDR's global team of more than 200 right of way professionals provides custom solutions to acquire, manage and transfer the land rights our clients need for building and maintaining infrastructure in compliance with jurisdictional and regulatory requirements. HDR is seeking an experienced professional to serve as our Right of Way Business Class Manager for Washington state. This leadership position will collaborate with the Washington Business Group Managers and Washington Business Development/Client Development Leaders to identify critical areas of growth, develop strong relationships with our clients, and meet the ever-expanding needs of the region. The ideal candidate will possess strong management skills to aid in successful delivery of projects in Washington state, including coordinating Right of Way group staffing needs throughout the region, balancing the right of way regional workload, developing group technical expertise and training, and supporting business development. Primary Responsibilities

In the role of Washington Right of Way Business Class Manager, we'll count on you to:

  • Lead and develop the Washington Right of Way Business Class group and drive long-term growth
  • Manage key right of way projects and foster strong client relationships
  • Collaborate with Washington's Business Group Managers, Business Development Leaders, Client Development Leaders, Market Sector Leaders, Business Class Managers, Major Programs Leaders, Cross-Business-Group Partners, and other regional leadership
  • Build relationships with all right of way staff in the region, including conducting regular meetings with staff to discuss key challenges, forecasting and manage workloads, coordinating staffing needs, fostering open communication, and providing opportunities for skills development
  • Promote career development for right of way staff throughout the region, including providing guidance on training, managing licensing requirements, mentoring, and recognizing staff
  • Assist in the recruiting and hiring of right of way professionals
  • Coordinate and manage quality and best practices used across the Right of Way Business Class
  • Anticipate and identify potential issues and risks that may impact program implementation and assist the client or project team with problem solving, issues resolution, risk mitigation, and timely decision making
  • Actively participate in projects or manage projects to meet assigned utilization rate
  • Collaborate with Project Managers, Practice Leads and other Areas to identify work sharing opportunities to utilize regional resources in region or loan labor from region to other areas


Preferred Qualifications

  • Minimum 10 years of experience with right of way services including acquisition, appraisal, property management and relocation
  • Real Estate license or Broker license (or ability to quickly obtain such license within 3 month) when it is a regulatory requirement
  • Applicant must be familiar with various types of public project right of way rules and regulations as they pertain to acquisition
  • Position requires ability to develop and maintain excellent relationships with existing and potential clients
  • Strong communication and presentation skills
  • Proven ability to deal effectively with team members and property owners on very large schedule driven projects
  • Ability to motivate and manage staff on several concurrent projects
  • Proficiency with technology tools such as Outlook and the MS Office suite of tools
  • Strong decision making and leadership skills
  • Preference given to IRWA SR/WA designation, Licensed Real Estate Agent or other similar designations that directly apply to defined job duties

Required Qualifications

  • Bachelor's degree in a Professional, Architecture, Engineering or closely related field
  • 10 years of experience
  • Committed to quality, improvement and HDR values
  • Maintains a professional or engineering registration and has related technical experience experienced in development and management of diverse teams
  • Works cooperatively with other area business class leaders, operations managers, technical directors and marketing managers on business class efforts
  • An attitude and commitment to being an active participant of our employee-owned culture is a must
