What You'll Do:
  • Under general direction of the Building Construction Superintendent (BCS), supervises maintenance repair workers in the repair and maintenance of all facilities, utilities, grounds, roads, and equipment at the JFHQ Rickenbacker Armory and the various Army National Guard Armories assigned (e.g., assigns work and provides direction; makes recommendations for hire; reviews work and provides feedback; establishes employee goals; conducts performance evaluations; monitors and evaluates staff performance; approves/disapproves requests for leave; recommends disciplinary action; conducts staff meetings; encourages staff development)
  • Confers and assists BCS in the development and implementation of the maintenance projects and establishing work priorities
  • Participates in budget preparation and administration for the assigned unit by coordinating, purchasing, documenting and monitoring expenditures
  • Reviews work order system to ensure timely response of assigned work orders and all necessary actions are completed
  • Assigns work activities, based on work priority, quantity of equipment, and skill of assigned staff
  • Evaluates completed work activities to verify conformance to standards or repair requirements
  • Approves work orders and bill of materials (BOMs) to be completed and utilized from warehouse
  • Prepares BOMs and obtains bids when necessary
  • Secures prior authorizations on purchases
  • Submits purchase orders, tracks, and authorizes payment of maintenance supplies, tools, equipment, and other materials as needed
  • Coordinates with material control personnel to maintain inventory of equipment, supplies and other materials (e.g., lawn mowers, tractors, power tools, ladders, paint, nails, lumber, etc.)
  • Calculates estimates of repair, remodeling, and replacement costs for all facility projects, grounds maintenance, equipment, and tools; prepares specifications, statement of work (SOW), and obtains job bids when necessary
  • Prepares purchase orders for maintenance projects and/or additional materials (e.g., paint, nails, lumber, roofing materials, plumbing items, electrical items, etc.) and submits for approval
  • Reviews construction plans and specifications prepared by Architect & Engineering Firms, recommends actions, attends and participates in project meetings, and monitors project development during construction to ensure compliance with specifications and drawings
  • Assists in project inspections prior to approval of vendor payment
  • Ensures compliance with State Building Codes, OSHA Regulations, and local health authorities
  • Inspects and monitors work areas, examines tools and equipment, and provides safety training to assigned staff to prevent, detect, and correct unsafe conditions or violations of procedures and safety rules
  • Performs other related duties as assigned (e.g., responds to maintenance emergencies, travels to attend meetings, conferences, and trainings; operates personal computer to produce correspondence, reports, and other documents; maintains logs, records, and files).

Pay Information

This position is in the State of Ohio's Exempt Pay Schedule, Pay Range 9. Unless required by legislation or union contract, starting salary will be the minimum salary of that pay range (step 1, currently $22.66 per hour). These ranges provide a standardized pathway for pay increases. With continued employment, new hires move to the next step in the range after 6 months and annually thereafter. Cost of Living Adjustments increase wages in these ranges each fiscal year. The current step progression wages are in the table below.

Qualifications
The following are the minimum qualifications for this position. For further consideration, applicants must clearly identify how qualifications are met within the education and/or experience sections of the application. The ideal candidate, at minimum, must meet the following criteria.

Option 1
  • 30 mos. trg. or 30 mos. exp. in combination of building maintenance & building maintenance repair (e.g., electrical, plumbing, carpentry, masonry, sheet metal, painting, plastering, steam fitting, refrigeration, heating, & use of assorted hand &/or power tools & equipment)
  • 6 mos. trg. or 6 mos. exp. in supervisory principles/techniques
  • 3 mos. trg. or 3 mos. exp. in use of hand &/or power tools & other equipment used for care & maintenance grounds
  • 3 mos. trg. or 3 mos. exp. in inventory control
  • 1 course or 3 mos. exp. in reading blue prints
  • Valid driver's license.
If assigned to operate vehicles regulated by section 4506.01 of revised code, applicants must also have commercial driver's license.
