Description:
JOB PURPOSE:
Responsible for the overall coordination of leasing (as tenant and as landlord) and certain property management activities as assigned for Piedmont Healthcare and related entities. The Director, Real Estate will serve as an advisor to management on real estate matters and work with executives to develop and implement real estate strategies consistent with business requirements and operational needs.
KEY RESPONSIBILITIES:
1. Manage and negotiate leases for PHC and other Piedmont entities (lease acquisitions, renewal options, subleases, timeshares, etc), as well as coordinate and mange vendors, relating to facilities leasing and certain property management activities.
2. Coordinate with brokers, leasing agents, PHC legal and outside counsel on negotiating new agreements and to resolve all issues that arise during document negotiations and drafting.
3. Regularly attend and participate in leasing, certain facility management related meetings and project management meetings with senior level management across the system. Make recommendations and preferred courses of action pertinent to providing the best occupancy solution for PHC and related entities.
4. Act as main point of contact for Landlords, Property Managers and other relevant parties for leasing and project management related matters.
5. Review cost and productivity analyses as it relates to facilities leasing and property management activities as assigned. Advise and make recommendations regarding budgets, costs and other financial matters.
6. Present real estate proposals for executive review and approval, which includes financial analysis and market commentary.
7. Represent PHC to relevant external governmental agencies, vendors and other organizations and groups. Represent PHC by membership in related professional organizations.
8. Ensure leases, facilities and property management activities are compliant with Piedmont Healthcare, local, state and federal laws, rules and regulations; including, but not limited to: JCAHO, HIPPA, OSHA and other applicable regulatory agency and legal requirements necessary for medical practice management.
9. Work with outside vendors to track the status of ongoing lease negations, renewals and/or expansions.

Qualifications:
MINIMUM EDUCATION REQUIRED:
Bachelors degree required.
MINIMUM EXPERIENCE REQUIRED:
Sevan (7) years of experience in real estate required. Minimum of three (3) years experience at the senior portfolio management level.
ADDITIONAL QUALIFICATIONS:
Healthcare real estate experience preferred. MBA/MHA preferred.
