Job Summary:

The Maintenance Assistant is responsible for performing a wide range of work to assist with general repair and upkeep of the Facility, buildings, grounds, and equipment.

Description:

Under the supervision of the Maintenance Director, the Maintenance Assistant performs inspection, repairs, routine preventative maintenance, and general upkeep throughout the Facility and grounds. Duties may include moving of equipment and/or furniture, carpentry, basic electrical, plumbing, and/or lawn maintenance, or other tasks as directed by the Regional Director of Plant Operations, or Administrator.

Qualifications:

A. High School diploma or equivalent.

B. Valid driver's license.

C. Satisfactory OIG exclusions and background check.

D. Satisfactory personal & professional references.

Required Personal Skills & Traits:

A. Knowledge of State, Federal, & Local regulations very helpful.

B. Knowledge of Life Safety Code very helpful.

C. Knowledge of electrical Lock-Out/Tag-Out procedures very helpful.

D. General carpentry knowledge preferred.

E. Ability & willingness to take additional training in areas of need.

F. A firm desire to perform the job & demonstrated willingness to learn.

G. Ability to work independently with little supervision.

H. Willingness to follow directions and accept supervision & constructive criticism from the Maintenance Director and Regional Director of Plant Operations

Work Schedule:

As scheduled by the Maintenance Director, this position is a minimum of 40 hours per week. May be required to work shifts other than the one originally hired for. Must be able to work weekends and holidays as needed and commit to long hours of work when necessary to reach goals.

Working Conditions:

• Works throughout the Facility & grounds, both indoors and outdoors.

• Moves continually during work hours.

• Is subject to frequent interruptions.

• Is involved with residents, personnel, visitors, government agencies/personnel, etc., under all conditions and circumstances.

• Is subject to hostile and emotionally upset Residents, family members, personnel, and visitors.

• Is subject to variable indoor & outdoor temperatures; cold winter/hot summer.

• Works beyond normal working hours and on weekends and holidays when necessary.

• Is subject to call-back for facility repairs, emergencies (e.g., severe weather, evacuation, post-disaster) approved by Maintenance Director, Director of Plant Operations, or Administrator only.

• Attends and participates in continuing education programs pertinent to this position as required by Facility Policy, every payday & as otherwise scheduled by the Administrator.

• Is subject to injury, falls, burns from equipment, odors, etc., throughout the workday, as well as to reactions from dust, disinfectants, and other air contaminants.

• Regularly required to stand, use hands to finger/handle/grasp/feel; reach with hands & arms, walk, climb, balance, stoop, kneel, crouch, crawl, talk or hear.

• Utilizes a variety of hand & power tools.

• May occasionally be required to work off-ground (e.g., roof inspection).

• Is subject to the handling of and exposure to hazardous chemicals - Personal Protective Equipment supplied.

• Is subject to exposure to infectious waste, diseases, conditions, etc., including TB and AIDS & Hepatitis B - Personal Protective Equipment supplied.

• Maintains a liaison with the residents, families, support departments, etc., to adequately plan for the needs and safety of the residents.

1. Maintenance Administration

a. Monitor Maintenance Log/Work Orders for needed maintenance both written and electronic format & schedule in a timely manner per direction of the Maintenance Director; TELS

b. Maintain complete maintenance records, including work orders, supply receipts, invoices; written and electronically

c. Document all updates, changes, or repairs to rooms/areas that contain medical records or other Resident PHI.

d. Prepare reports &/or maintain logs for various purposes & as required by the Facility &/or for regulatory purposes.

e. Set an example for the rest of the staff through commitment, appearance, demeanor, attendance, punctuality, fulfillment of job responsibilities, and respectful interaction with management/coworkers/Residents/families/vendors/others.

2. Direct Maintenance

a. Inspect, repair & maintain electrical and mechanical systems throughout the Facility & grounds, including electrical room.

b. Inspect, repair & maintain building structures throughout the Facility & grounds.

c. Inspect, repair & maintain plumbing systems throughout the Facility & grounds.

d. Maintain safety & cleanliness of Facility grounds.

e. Maintain painting of interior walls for routine painting and "touch-up" painting.

f. Inspect, repair & maintain heating and cooling systems.

g. Inspect, repair & maintain fire alarm system in accordance with State & Federal regulations & Life Safety Code.

i. Perform routine cleaning of fire alarm system components unless under contract with an outside firm.

h. Conduct fire alarm drills in accordance with State & Federal regulation.

i. Conduct operational testing of emergency power systems.

j. Inspect and maintain sprinkler systems unless under contract with an outside firm.

k. Inspect, repair and maintain ice machines.

l. Inspect, repair and maintain laundry equipment.

m. Inspect, repair and maintain any and all electrically operated equipment throughout the Facility.

n. Perform general building repair.

o. Perform movement of & repairs to furniture throughout the Facility.

p. Move & load/unload furniture and supplies.

i. Assist with moving of furniture &/or Resident belongings into and within the Facility.

q. Assemble furniture & equipment.

r. Water the Facility grounds (e.g., lawn, trees, shrubs, & flowers) unless under contract with an outside firm.

s. Remove snow/ice on walkways & parking lots to ensure safety of staff, Residents, visitors, & vendors unless under contract with outside firm.

t. Spread salt as needed on walkways & parking lots.

u. Inspect, repair & maintain outside lighting.

v. Use equipment & materials properly.

w. Perform other duties assigned by the Maintenance Director, Director of Plant Operations, or Administrator.

3. Contribute to Facility efforts to maintain &/or improve quality of care through the following:

a. Perform duties in a manner that is consistent with respecting Resident Rights.

b. Report & correct potentially unsafe conditions.

c. Serve on designated committees, including active participation in the Safety Committee, as assigned by the Administrator.

d. Attend and actively participate in Facility meetings, such as staff meetings, in-services, & designated committee meetings.

e. Promote quality assurance.

f. Immediately report any suspicion of Abuse, neglect and misappropriation of resident property to the Director of Nursing, Charge Nurse or Administrator.

4. Miscellaneous

a. Participate in emergency evacuation procedures.

b. Maintain conformity to Federal and State Regulations for Long Term Care Facilities.

c. Review and adhere to all Facility Policy and Procedures.

d. Maintain conformity to Facility Standards as required & uphold organizational values.

e. Show respect and sensitivity for cultural differences

f. Promote a harassment-free environment.

g. Promote public relations.

h. Comply with uniform/attire (which includes name tag, appropriate shoes) and other requirements in accordance with policies and procedures of the Facility.
