CBRE carefully considers multiple factors to determine compensation, including a candidate's education, training, and experience. The minimum salary for the PM Associate Director position is $140,000 annually and the maximum salary for the PM Associate Director position is $160,000 annually. The compensation that is offered to a successful candidate will depend on the candidate's skills, qualifications, and experience. Successful candidates will also be eligible for a discretionary bonus based on CBRE's applicable benefit program. This role will provide the following benefits: 401(K), Dental insurance, Health insurance, Life insurance, and Vision insurance.

About The Role:
- As a CBRE Property Management Associate Director, you will be responsible for the day-to-day management of the real estate transactions required for a large Class A Office portfolio. The majority of time is focused on building activities with the remainder of the time spent supervising managers. This will support our Property Management function based out of Los Angeles, CA.
What You'll Do:
- Analyze and negotiate business terms of real estate contracts on behalf of property owners.
- Communicate client requirements to listing brokers and follows up to ensure requirements and timelines are met.
- Prepare, analyze and present periodic activity reports and account reviews.
- Analyze project proposals and communicate project status.
- Conduct legal review of leases, purchase agreements and other documents on the client's behalf.
- Abstract and analyze all financial information that impact a real estate transaction.
- Provide formal supervision to individual employees, approve subordinate's recommendations for staff recruitment, and recommend same for direct reports to next level management for review and approval. Plans and monitors appropriate staffing levels and utilization of labor, including overtime. Prepares and delivers performance appraisal for staff. Mentors and coaches team members to further develop competencies. Leads by example and models behaviors that are consistent with the company's values.
What You'll Need:

- Bachelor's degree (BA/BS) from four-year college or university and a minimum of 7 - 10 years of related experience and/or training. Real Estate Salesperson License required. Professional designation such as CPM, CCIM, RPA and/or FMA preferred.
- Ability to comprehend, analyze, and interpret complex business documents, handle sensitive issues, and write reports, manuals, and speeches. Ability to make effective and persuasive presentations on complex topics to employees, clients, top management and/or public groups. Ability to respond effectively to the most sensitive issues. Ability to motivate and negotiate effectively with key employees, top management, and client groups to take desired action.
- Requires in-depth knowledge of financial terms and principles, the ability to forecast and prepare budgets, and conduct financial/business analysis including the preparation of complex reports.
- Intermediate to advanced skills with Microsoft Office Suite
- Working knowledge of leases, contracts, financial instruments, tax laws, and construction.
