Job Summary

A Property Tax Analyst plays a crucial role in ensuring the accurate assessment and payment of property taxes for an organization. We are looking for a Liaison with outside property tax consultant experience who can research and analyze tax implications for all new proposed sites and calculate tax estimate for real estate. The Property Tax Analyst will help minimize the annual property tax liability by coordinating with tax consultants to ensure successful defense and negotiation of audit positions.

Your Key Job Functions

• Reconcile on a monthly basis, to store level, general ledger property tax accounts to ensure accurate accrual projections.
• Calculate, analyze and estimate each store's property tax liability to prepare a $50 million annual real and personal property tax portion of corporate budget.
  • Maintain property tax files.
  • Review tax consultants funding requests and forward to management for approval.
  • Analyze real and personal property tax statements for accuracy and upload payment into general ledger and Microsoft Access property tax database.
  • Code and process invoices.
  • Coordinate personal property tax audits with tax consultants. Provide requested data, schedule on-site inspections with store Manager and negotiate audit findings.
  • Work closely with Real Estate Development Department to accurately project property tax for new sites/concepts.
  • Analyze personal property to be rendered in tax jurisdictions.
  • Responsible for real and personal property tax appeals:
• Analyze appraised value notices to determine over-valued personal property. Ensure tax consultants file notices of protest with taxing authorities and negotiate values with
  Appraisal Review Boards.
• Coordinate appeals of over-valued real property with outside consultants.
  • Create and post to general ledger monthly property tax accrual for all sites.
  • Prepare end of period funding recap for treasury.
  • Send Landlord receipts when requested.
  • Perform various research and analysis as assigned by director of tax and senior tax manager.

What You Bring to the Team

• Bachelor's degree in accounting, Finance or related field
• 1-2 years accounting experience, Property Tax experience (plus)
• Ability to think forward to act in a manner that delivers desired outcomes
• Be able to communicate effectively with senior level management and out
• Excel certified preferred
• Excellent written and verbal communication skills
• Ability to communicate effectively with senior level management and outside
consultants.
• Extensive computer experience with AS400, including query facilities, SmartView (Essbase), ability to maneuver on World Wide Web and knowledge of all Microsoft Office products, including Advance Access and MS Query.
