**This position will require initial training at our Nashville, TN location, with a mandatory relocation to Hagerstown, MD by the end of 2024.

At 1.2M sq ft in size, this is our newest, largest, and most automated Distribution Center in our network, located in Hagerstown, Maryland! This operation is in the early phases, and the next 12 months will be dedicated to the build out of this facility.

Position Summary

The Facilities Manager is responsible for various safety, facility, maintenance, and engineering duties. Including, but not limited to; ensuring a safe workplace for all employees, overseeing day-to-day service and repairs, capital improvements, ensuring technology runs to meet operational needs, gain efficiencies through process improvement and maximize technology and automation investments. This position maintains extensive knowledge of the various operations protocols, equipment, and automation while maintaining Company safety policies. The Facilities Manager manages all maintenance and housekeeping employees to support building operations. Conducts diagnostics and troubleshooting to analyze, improve and repair equipment.

As a Warehouse Facilities Manager, you will:

Operational
  • Supervise up to 3 salaried members and 40 facilities/maintenance employees to fulfill the needs of the department on all shifts. This includes preventative and corrective maintenance, cleaning and sanitation and general capital improvements to the facility
  • Provide guidance and recommendations to building management regarding updates or changes related to increasing the efficiency or effectiveness of the operation
  • Coordinate the services from 3rd party contractors, including quoting, scheduling and management while they are on site, operating as the main point of contact. This includes all ongoing services such as landscaping, snow removal etc.
  • Manage facilities and maintenance budgets to achieve financial goals
  • Well versed in Lock Out/Tag Out procedures, ensure use by all team members
  • Collaborate with operations to ensure efficient and effective flow for all equipment necessary to meet customer demand and operational metrics
  • Maintain our Computerized Maintenance Management System (CMMS) for the completion of time/meter-based preventative maintenance checklists on all building equipment and assets needed for the facility's operation, including:
  • Conveyor systems
  • Material handling equipment (MHE)
  • Powered industrial trucks (PIT)
  • HVAC units
  • Personnel lifts & maintenance vehicles
  • Sweeper/scrubbers
  • Yard jockeys
  • Dock equipment (doors, lights, fans, & levelers)
  • Packaging equipment (Sparck CVP Impack V6, package bundlers, strap bundlers, pallet wrappers, void fill machines, scale & Cubiscan)
  • Autostore Warehouse Robots.
  • Maintain spare parts inventory, through the CMMS, keeping accurate counts to reduce downtime and assist in cost analysis of operation
  • Supervise repairs of electrical equipment and control circuits; replacement of faulty electrical switches and routine electrical repairs such as light fixtures
  • Obtain estimates for the supplies, equipment, and materials necessary to complete projects
  • Vendor Management through bidding, contract negotiation, establishing SOPs and follow-up as needed to ensure all work is completed to standard
  • Identify and oversee basic repairs of plumbing leaks or breaks; opening of clogged lines and drains; replacement of seals and other minor parts; maintenance of drinking fountains; repair, replacement, and maintenance of hot water heaters and other appliances as needed
  • Knowledge of general building maintenance to include electrical, mechanical, plumbing and carpentry
  • Coordinate response to emergency maintenance requests as required
  • Facilitate the repair and maintenance of conveyor belts/automation within the facility to a high degree of excellence, ensuring a smooth operation on all shifts
  • Supervise replacement and addition of warehouse pallet racking when necessary, ensuring proper anchoring and adherence to safety measures
  • Complete weekly, quarterly & annual tests on fire suppression and related monitoring equipment
  • Organizing the repair of items under warranty from the manufacturer
  • Other duties as assigned

People
  • Ensure the timely completion of all employee performance reviews and provide frequent and constructive feedback to all team members in accordance with the Great Employees Only philosophy
  • Interact with employees regularly to promote a high level of engagement and ensure all safety regulations are followed
  • Promptly complete all admin duties relating to employee management to the expected standard

Leadership
  • Collaborate with the leadership team within the building to meet the needs of the DC and foster a team mentality
  • Create development plans for employees to generate engagement and a leadership bench, with a focus on Team Leaders
  • Maintain a high level of integrity and honesty, embodying the core values of the company and modeling them for our employees
  • Serve as a leader not only for the assigned department, but for the entire distribution center, holding peers, managers and employees accountable to expectations

Education and/or Experience:
  • Minimum of 2 years of relevant experience in a maintenance or facilities environment; forklift certification preferred
  • Electrical/mechanical engineering knowledge, includes a strong background in electrical troubleshooting and maintaining industrial equipment
  • Knowledge of trades related to building maintenance and repair, including HVAC, carpentry, plumbing, electricity, etc., including use of power tools, reading schematics, blueprints, and instructions
  • High school diploma or GED, or equivalent combination of education and experience

Travel Requirements
  • May require occasional travel to other facilities within the region
