We are actively recruiting for both Associate Construction Project Managers (ACPM's) and Construction Project Managers (CPM's) to oversee and support the renovation of spaces across University Grounds. C&RS offers a variety of services ranging from general trade support for small projects to full planning, design and construction support for renovation projects under $2 million and full construction services for projects over $2 million. Facilities Management supports the University of Virginia's wide range of academic, research, and patient care programs. With over 1,100 employees dedicated to excellence, Facilities Management is responsible for managing the University's Major Capital Construction and Renovations Program, the day-to-day operation, repair and maintenance of UVA's buildings, infrastructure, and grounds as well as other University owned and leased properties.

Position Summary:

Associate Construction Project Managers (ACPM) manage the day-to-day construction management on small projects at the University. The incumbent will assist Construction Project Managers (CPM's) with larger scale projects, while gaining the knowledge and expertise to begin taking on larger projects independently. ACPM's assist the efforts of architects, engineers, subcontractors, and in-house trades. ACPM's assist with the completion of capital and non-capital projects by developing, monitoring, and managing project requirements. The ACPM will work autonomously on routine management and correspondence concerning construction from inception through project close out; however, they report to, and receive guidance from, their supervisor, and CPM's on larger scale projects.

Construction Project Managers (CPM) manage daily construction phase management on various projects across the University. They facilitate the efforts of architects, engineers, subcontractors, and in-house trades. Construction Project Managers promote completion of non-capital and capital projects by developing, monitoring, and managing project requirements. Construction Project Managers work autonomously on routine management and correspondence concerning construction from inception through project close out; however, they report to and receive guidance from their supervisors.

Responsibilities for the Associate Construction Manager include:
  • Developing and maintaining project documents, logs, and files to include status reports, submittals, change orders, and requests for information.
  • Assisting and/or oversee the procurement of materials, services, and implementation documents.
  • Performing daily inspections of work and support scheduling of all inspections for assigned projects.
  • Providing detailed cost estimates for approval.
  • Obtaining project and building permits when required.
  • Ensuring contractors comply with contract documents.
  • Issue daily report, noncompliance notices, and support resolving project financial issues in eBuilder and Workday.
  • Assist with occupancy, turnover and close-out process.
  • Determine construction progress and resolve construction problems with project manager, architect, and contractor.
  • In addition to the above job responsibilities, other duties may be assigned.
In addition to the above, responsibilities for the Construction Project Manager also include:
  • Reviewing project committee/customer goals and ensuring scope, schedule and budget are adhered to throughout the projects.
  • Reviewing preliminary and final plans; making recommendations for improving engineering details and construction practicality.
  • Develop schedules with all parties on the team and Update Project Resource Schedule on a regular basis with input from the construction team.
  • Follow/Manage construction progress and resolve construction problems with project manager, architect, and contractor.
  • Ensure scope, schedule and budget are adhered to throughout the project.
  • Oversee occupancy, turnover and close-out process.
  • In addition to the above job responsibilities, other duties may be assigned.
Required Qualifications for the Associate Construction Project Manager:
  • Education: High school diploma or equivalent required. Bachelor's Degree in Construction Management, Architecture, or Engineering preferred.
  • Experience: Four years' experience in project or construction management, commercial construction, architecture, engineering, or construction trades. A bachelor's degree could substitute for required experience.
  • Vaccination: This position requires compliance with UVA Health Policy OCH-002
Required Qualifications for the Construction Project Manager:
  • Bachelor's degree in architecture, engineering, construction management, or related field. Equivalent experience in lieu of a degree is acceptable.
  • Four years' of relevant experience in project or construction management. Without Bachelor's degree, must have eight years of progressively more responsible experience.
  • Vaccination: This position requires compliance with UVA Health Policy OCH-002 (as a Tier 1 employee)
Physical Demands: Employee will be required to drive, travel, climb stairs, and sit for sustained periods of time keyboarding to perform their jobs.

Other Necessary Skills: A fluent understanding and frequent use of computer programs such as: MS Excel, MS Word, and the larger MS suite is a requirement for the role. Previous experience with scheduling software, eBuilder, Procore and Project Server preferred.

Anticipated Salary:
  • Associate Construction Project Manager: $29.81/hour ($62,000 annually); actual starting salary will be commensurate with experience.
  • Construction Project Manager: $72,000; actual starting salary will be commensurate with experience.
