BASIC OVERVIEW

Our Ellabell, GA Distribution Center is looking for an experienced Facilities Maintenance Manager. Maintaining world-class facilities is as important as providing quality products and great service to our customers. The Facilities Maintenance Manager is responsible for a variety of facilities duties. Including but not limited to, ensuring a safe workplace for employees, overseeing day-to-day service and repairs, capital improvements, building projects, custodial work, and ensuring technology runs to meet operational needs. This position maintains extensive knowledge of the various operations protocols and identifies areas for improved efficiencies while maintaining Company safety policies. The Facilities Maintenance Manager supervises all maintenance & custodian employees for all shifts.

ESSENTIAL DUTIES & RESPONSIBILITIES

  • Screen, hire, and onboard new personnel for all shifts
  • Mentor all maintenance and custodial associates by motivating and providing direction to help them achieve their goals. Provide specific feedback to enhance individual performance, and manage associates through the use of written performance appraisals including discipline, up to and including separation
  • Develop effective, work relationships with Operations Leadership on all shifts. Support each teams' goals and objectives through building inspections and reviews
  • Participate in weekly and monthly conference calls and meetings pertaining to applicable department goals and objectives
  • Provide recommendations to repair, replace, upgrade anything related to equipment, building, and physical grounds
  • Accurately plan and oversee budgets and capital expenses. To also include the execution of cost effective and timely Maintenance necessary for the safe operation of all technology and equipment used in warehouse operations
  • Obtain estimates for supplies / parts and purchases the supplies, equipment, and materials necessary to complete projects
  • Coordinate multiple internal and externally sponsored projects and daily activities in order to meet deadlines and develop plans to accomplish operational goals
  • Schedule and accompany any contractors while on-site to administer services. Manage relationships and expectations of all external contractors, such as snow removal, landscaping, structural repairs etc.
  • Advise management on any updates or changes related to the management of the warehouse facility
  • Develop maintenance standards and specifications for building wide implementation. Develop and design innovative solutions to challenging issues
  • Collaborate with Safety Department leadership to understand, implement, and audit safety programs, ensuring that all safety programs and procedures are being followed
  • Manage, maintain and service conveyor systems, packing bundlers, strap banders, pallet wrappers, void fill machines, material handling equipment (MHE), powered industrial trucks (PIT), HVAC units, personnel lifts, maintenance vehicles, floor sweeper/scrubbers, yard jockey trucks, dock equipment & doors, lights, fans, and levelers
  • Maintain our Computerized Maintenance Management System (CMMS) for spare parts inventory, ensuring accurate counts to minimize downtime and assist in cost analysis of the operation.
  • Utilize CMMS to manage the completion of time/meter based preventative maintenance checklists on all building equipment and assets needed for the operation of the facility
  • Completion of daily, weekly, and monthly checklists on building equipment maintenance procedures and maintains records of scheduled maintenance procedures and preventative maintenance
  • Develop, document, and ensure that Lock-Out / Tag-Out (LOTO) is being followed for all applicable equipment
  • Fulfill all maintenance requests such as assembling and moving furniture, hanging pictures and bulletin boards, replacing doorknobs or locks, patching holes, and completing painting projects as needed
  • Oversee routine electrical repairs such as changing light bulbs and assist in repairing ballasts and light fixtures as needed, as well as installing electrical equipment such as fans and lights through minor electrical wiring
  • Identify and perform basic repairs of plumbing leaks or breaks; open clogged lines and drains (when custodians are not able to), replace seals and other minor parts; maintain drinking fountains; repair, replace, and maintain hot water heaters and other appliances as needed
  • Execute ownership of 24/7 on-call availability to support and respond to emergency maintenance requests as needed
  • Own and promote excellent housekeeping. Ensure all areas of the warehouse, offices and maintenance shop areas are being maintained to excellent levels
  • Repair belts/conveyors and administer maintenance as needed
  • Replace and add racking when necessary, including anchoring and safety measures are followed
  • Organizing the repair of items under warranty from the manufacturer.
  • Other duties as assigned

EDUCATION and/or EXPERIENCE

  • Electrical/mechanical engineering knowledge, includes a strong background in electrical troubleshooting and maintaining industrial equipment
  • Minimum of 2 years of relevant experience in a maintenance or facilities environment; forklift certification preferred
  • Knowledge of trades related to building maintenance and repair, including HVAC, carpentry, plumbing, electricity, etc.; including use of power tools, reading schematics, blueprints, and instructions

  • Availability to work as required to respond to urgent needs and emergency situations for 24/7 on-call responsibilities

PHYSICAL DEMANDS

  • Work is performed while standing and/or walking, up to and including 12 hours/day
  • Requires the ability to communicate effectively using speech, vision, and hearing

  • Requires the regular use of hands for simple grasping and fine manipulations
  • Requires regular bending, squatting, crawling, climbing, and reaching


WORK ENVIRONMENT

While performing the duties of this job, the employee is regularly exposed to moving mechanical parts and vehicles. Occasional activities may involve exposure to marked changes in temperature and humidity, and exposure to dust, fumes and gases. The noise level in the work environment is usually moderate. The passage of employees through the work area is average and normal.
