General Description / Primary Purpose
This is skilled trades work in plumbing, electrical & air conditioning equipment installation, maintenance & repair. This position requires a positive, self-motivated person with excellent interpersonal communication skills, willing to work in an environment requiring strong emphasis on providing superior customer service in conformance with the University's mission and values. Housing and Residence Life is an integral part of the Division of Student Affairs, and as such, is measured by its ability to successfully interact with students and to assist in their individual needs and concerns. To this end, the Maintenance Mechanic will often be required to demonstrate a caring and patient attitude, utilize conflict resolution skills, and to ensure that every effort is made to create satisfied students.


Essential Duties

Job Function
The Maintenance Mechanic will be responsible for all maintenance related tasks and all other duties as assigned. This includes completion of work orders and the following trades:
20% - Plumbing
a)Install/maintain/alters/repair sinks, faucets, showers, toilets, urinals, drinking fountains, hot water heaters, valves, etc
b)Install/repair galvanized, PVC, CPVC & copper pipes for potable water supplies & hot/cold water supply lines for fixtures
c)Use proper pipe connection procedures, such as soldering copper pipes & fittings & check for leaks
d)Unstop/repair/replace sanitary drain lines
e)Operate electric drain routing machine to open drain lines
20% - Electric
a)Install/maintain/alter/repair electrical systems (under & above ground), conduit (underground, exterior & interior), external light fixtures & poles (roadway, parking lot, sidewalk & building), interior light fixtures, power appliances, light machinery, electrical controls (switches, breakers, fuses & panel boxes), transformers, outlets, computer & telephone cables & circuits, etc
b)Replace ballasts & bulbs in light fixtures c)Troubleshoot/repair power & lighting circuits
20% - Refrigeration & Air Conditioning Work
a)Install/maintain/adjust campus refrigeration air conditioning, heating & ventilation equipment & duct work
b)Evacuate/recharge air conditioning systems with refrigerants
c)Remove/overhaul/replace compressors, condensers, etc
d)Inform supervisor of repair parts & materials needed to be requisitioned
20% - Preventive Maintenance Work
a)Inspect/clean/replace filters for HVAC units in compliance with EPA certification
b)Lubricate electric motors
c)Inspect campus emergency generators, make minor field adjustments & report major malfunctions
d)Check all elevators
20% - Equipment Operation & Maintenance
a)Possess the ability to properly & safely operate equipment
b)Check all equipment & vehicles
c)Follow all established & recommended procedures for the safe & effective operation of equipment
Follow Safety Guidelines & Maintenance
a)Adhere to federal, state, local, campus & departmental safety regulations during the performance of assigned duties
b)Stay alert for safety violations by other employees that may injure those employees, this employee, or other persons in the area
c)Report all unsafe situations immediately to supervisor or higher authority
d)Take immediate action to personally stop unsafe acts if delay to inform supervisor may allow accident to occur
This position is designated as a Tier 2 respondent for designated campus emergencies and events. In this event of a declared campus emergency, the position incumbent will make every effort to return to campus when directed.

Required Qualifications
Completion of an approved apprenticeship program for multiple trades; or a high school diploma and three years of experience directly related to the job functions. Directly related college coursework or vocational/technical training may substitute at an equivalent rate for the required experience.

Knowledge of principles, concepts & techniques of carpentry. Skill in performing minor repairs to appliances such as stoves, refrigerators, etc. Ability to read & clearly understand blueprints. Ability to plan, organize & coordinate work assignments. Ability to work with a minimum of supervision. Ability to understand & apply University rules, regulations, policies & procedures. Skills in applying electrical, refrigeration & plumbing systems maintenance & repair techniques. Skill in the installation, maintenance & repair of plumbing, electrical systems & air conditioning equipment. Ability to install, maintain & repair plumbing, electrical wiring & air conditioning equipment. Ability to use a multimeter to test wires for proper voltage & continuity, a ground fault detector to locate wire failure & megameter. Ability to use hand tools & power tools & equipment properly. Ability to read & clearly understand blueprints. Ability to plan, organize & coordinate work assignments. Ability to communicate information effectively, in English, both verbally & in writing. Ability to establish & maintain effective working relationship with others. Ability to carry, erect, climb and maneuver on ladders and/or scaffolds; work in tight and awkward spaces such as manholes, roofs, cat walks and other elevated areas. Ability to carry or otherwise move loads of 50 pounds or more (pipe, wire, a/c compressors, toolboxes, etc.) Ability to work outdoors in all types of weather and within extreme temperature ranges. Visual ability, corrected to observe people and/or vehicle moving through the work area in order to redirect work or equipment to avoid injuries to the people or damage to the vehicles.

Position may be required to participate in an on-call rotation.
