Job Summary and Qualifications

The Maintenance Supervisor will function in a working supervisor role and will perform or oversee general maintenance and repairs for assigned facilities, areas and equipment to include plumbing, electrical, basic carpentry, painting, heating and cooling and other building systems. The Maintenance Supervisor will ensure that the facility is maintained in a safe and efficient way through both rounding and supervision of general maintenance staff. The ideal candidate will have an extensive knowledge of facilities maintenance in an accredited acute care hospital setting as well as a demonstrated ability to supervise others. Maintenance Supervisors must be outstanding problem solver with exceptional communication and organizational skills and be able to follow specific industry rules and standards. The Maintenance Supervisor will lead by example through all aspects of maintaining an acute care facility.

Minimum Education, Experience, Training, Required Knowledge, Skill, Abilities and Other Job-Related Characteristics:

Required: 5 years relevant maintenance work experience with 2 years of demonstrated supervising or leadership skills in a healthcare setting.

Or: Relevant maintenance work experience with 3 years of demonstrated supervising or leadership skills in a healthcare setting.

Or: 2 year certificate, or other vocational training in a building trade, building maintenance technology or relevant field and 1 year of demonstrated supervising or leadership skills in a healthcare setting.

Or: equivalent combination of education and/or experience

Employee completes initial and ongoing training and competencies as defined by service line, facility and department/unit which are specific to the needs of the patient population served (if applicable).

A. Fundamental knowledge of mechanical, electrical, plumbing, and pneumatic disciplines. Must have at least a high level of demonstrable expertise for supporting his/her work force.

B. Fundamental knowledge of mechanical trades, cost estimating and manpower, utilization, interpretation of blueprints and schematics, budgeting and resource allocation, personnel management, labor laws and regulations, record keeping.

C. Computer skills including but not limited to, Word, Excel, Visio and computer generated work order systems.

D. Will possess demonstrable knowledge of Regulatory codes and standards as enforced by TJC, CMS, TDSHS, IBC, IFC, TCEQ etc.

4. Preferred: One year of Trade School, Technical Training Courses

Minimum License, Certificates, or Registrations Required:

Maintains current City of San Antonio Electrical Maintenance Technician license. (3 months grace period to achieve after hire)

Essential Job Functions:

  1. Physically capable and available to work overtime including weekends, public holidays, and evenings or nights.
  2. Ability to coordinate afterhours work with both internal staff and outside vendors while working in an active hospital.
  3. Ability to troubleshoot complex mechanical, electrical and plumbing issues, good time management skills and an attention to detail.
  4. Ability to maintain focus while working individually as well as leading work and supervising a general maintenance team.
  5. Ability to reference facility blueprints, repair manuals or parts catalogs as necessary and divulge meaningful information to team.
  6. Ability to complete or supervise minor building component repair work that does not require a specialized technician including repairing doors, locks, door frames and handles, patch and repair work for walls, touch up painting, etc.
  7. Ability to complete or supervise minor electrical repair work including bulb replacement, ballast swaps, fixture replacement, switch or outlet swap outs, inspecting control panels, minor wiring problems, diagnosis of power losses at outlet or equipment level, etc.
  8. Ability to complete or supervise minor plumbing tasks including unclogging drains, fixing leaking faucets, replacing flush valves, flushing and blowdown of strainers, etc.
  9. Ability to complete or supervise minor HVAC tasks including checking and diagnosis of hot/cold calls, replacing electric or pneumatic valves, filter replacements, ice machine diagnosis and repair, etc.
  10. Ability to complete or supervise other trade related activities within the facility such as placing the fire alarm system in test, performing fire alarm recall for elevators, swapping out medical gas bottle farms or swapping to reserve, etc.
  11. Ability to complete or supervise daily readings on boilers, chillers, medical gas skids and other infrastructure equipment.
  12. Ability to install and supervise correct installation of ICRA barriers per risk assessment performed by others.
  13. Ability to complete normal cleanup duties including sweeping, dusting, mopping, vacuuming, etc.
  14. Completes other duties as assigned.
