Why does the job exist?
The Campus Plant Operator is responsible for the overall systems operations of assigned buildings and assigned camps. The Campus Plant Operator ensures compliance of the Campus Operations Standards Manual, State of New Mexico, acceptable industry building operations standards, and all applicable rules and regulations regarding effective building operations.
How does it get done?
The Campus Plant Operator is responsible for monitoring HVAC systems, and troubleshooting via digital data controls systems, (DDC). Inspection of building interiors, building envelope structures and grounds for deficiencies. Making recommendations for repairs, energy efficiency improvements and maintenance. Use of Computer -Aided Maintenance Management System. (Safety of
occupants, public visitors, and service providers. Excellent communication skills written and oral.

State of New Mexico Departments and Agencies and State of New Mexico staff, building occupants, customers and the general public.
Ideal Candidate
The ideal candidate for this position has a building operations certification, troubleshooting skills, and experience in the
following:
* Using Computer-Aided Maintenance Manager System (CMMS)
* Building maintenance and repair
* Job safety practices
* Experienced with HVAC systems
* Professional interaction skills
Minimum Qualification
High School Diploma or GED and three (3) years construction experience to include familiarity with application of building codes and regulations, basic electrical, plumbing, ventilation, maintenance and/or custodial operations; building trade experience. This occupation is subject to regulation under 14.7.7.1, NMAC, 1-1-08, 2009 New Mexico Existing Building Code, effective 1/1/11. 14.9.2 NMAC, 2009 New Mexico Mechanical Code, effective 1/1/11. Some positions may require any/all of the following: 1) NM Boiler Operator License (Journeyman Boiler Operator) (BO1, BO2); 2) HVAC Certification (MM-3); 3) Mechanical License (MM-98); 4) General Building License (GB-98). Education Experience 1 High School Diploma or Equivalent AND 3 years of experience 2 Associate's degree AND 1 year of experience 3 Bachelor's degree or higher AND 0 years of experience
• Education and years of experience must be related to the purpose of the position.
• If Minimum Qualification requires a specific number of "semester hours" in a field (e.g. 6 semester hours in Accounting), applicants MUST have those semester hours in order to meet the minimum qualifications. No substitutions apply for semester hours.
Employment Requirements
Must possess and maintain a valid New Mexico Driver's License. Must possess and maintain a current Defensive Driving Course Certificate from the State of New Mexico or must pass and receive Defensive Driving Course Certification as a condition of continued employment.
Working Conditions
Must be able to lift 25 lbs., stand for extended periods of time, climb ladders, work in inclement weather (cold and hot). Must be able to shovel snow and carry tools and equipment from building to building on campus. Will be on periodic "on call" for emergencies, including weekends and holidays.
