Job Summary

The Senior Manager, Corporate Real Estate Project Management is responsible for multiple aspects of project management across corporate and branch locations. Reporting to the Director of CRE Project Management, incumbents will develop and use strong relationships with business units to establish service delivery models that are efficient, forward-looking, and support the productivity of Raymond James associates. Position will provide guidance to the project management team, strategic and detailed analysis, presentations, planning, research and reporting. The ability to manage complex programs across the organization in a cross functional team environment is critical for success.

Essential Duties and Responsibilities

• Establishes and implement overall project plans and objectives, including project schedules and budgets.

• Collaborates with all internal and external stakeholders and clients to ensure satisfactory deliver of project.

• Leads and/or support complex initiatives across the organization including all phases of project lifecycles.

• Establishes and manage the financial expenditure budgets of the project and monitor the cost. Report any variances to the VP of Real estate.

• Manages all phases of assigned projects including planning, design, budgeting, and construction.

• Prepares RFPs for selecting contractors and negotiate contracts for design and construction services.

• Leads project related meetings with stakeholders and contractors.

• Monitors project control activities including schedules, project cost, construction document interpretations, project submittals, and shop drawings. Review costs for projects. Monitor project budgets and provide periodic status reports summarizing all project costs.

• Manages external resources (Architects, General Contractors, space planners, and other vendors related to office build-outs) to achieve business results.

• Ensures compliance with legal, regulatory, audit, safety, and environmental issues.

• Prepares and delivers all close-out documentation.

• Develops credibility and rapport with key functional and business unit leaders to understand each line of business and address their varying needs.

• Develops and coordinates internal client satisfaction surveys to determine how well services are meeting internal client objectives.

• Achieves measurable improvements in quality, cost reduction, and client satisfaction across the department.

• Responsible for establishing 'best practices' and tracking consistency across the portfolio.

• Evaluates and recommends software solutions to manage project workflow and appropriate archiving.

• Partners with internal departments on firm growth and improvement initiatives including but not limited to energy and sustainability objectives.

• Prioritizes strategic vendor management to include sourcing a pool of national or regional vendors to facilitate branch projects.

• Preparing and delivering effective written and oral presentations to internal customers and executive audiences.

• Proficiency with Microsoft Word, Excel, PowerPoint, SharePoint, Adobe Acrobat required.

• Experience with Service Now, Oracle PeopleSoft, Microsoft Project, Visio, and Tableau or other data visualization tool are preferred.

• Understanding of construction, design, engineering, space and occupancy planning, and quality control of a project.

• Interpreting financial data, forecasting budgets and conducting financial analysis for construction related projects.

• Comprehending, analyzing, and interpreting complex business documents.

Educational/Previous Experience Requirements

• Bachelor's degree in Architecture, Interior Design, Engineering, Construction Management, Project Management, or related field.

• Minimum of eight (8) to ten (10) years' experience related to some or all aspects of Design, Construction, Engineering, and Project Management.

• OR ~

• Any equivalent combination of experience, education, and/or training approved by Human Resources.

Licenses/Certifications

• PMP preferred.

• LEED AP desirable.
