The purpose of this position is to oversee the upkeep of the City's Housing managed facilities, buildings and machinery. This is primarily accomplished by making repairs, obtaining materials and parts, and pricing equipment to be used for maintenance.

High school diploma or equivalency and at least six-months of advanced study, with at least three (3) years of relevant experience; or the City may consider an equivalent combination of education and experience sufficient to successfully perform the essential duties of the job.

Essential Duties and Responsibilities:
- Maintains and repairs specialized machinery, and/or HVAC equipment, electrical equipment, and plumbing equipment.
- Inspects and installs parts and/or materials on electrical fixtures and/or machinery.
- Meets and oversees contractors for general maintenance of the City's Housing managed facilities.
- Prepares occupied and vacant units for occupancy by performing basic repairs and maintenance.
- Inventories and orders materials and parts.
- Maintains reports and daily logs of work progress.
- Maintain preventive work orders.
- Reports for after-hours call backs on a rotating schedule.
- May perform the duties of Maintenance Supervisor in their absence.
Supplemental Functions:
- Performs other similar duties as required.
Job Specifications and Qualifications:
Knowledge:
- Carpentry principles and practices;
- Plumbing principles and practices;
- Electrical principles and practices;
- Applicable local, state and federal laws, rules, and regulations.
Licensing and Certifications:
- Valid North Carolina Driver's License;
- North Carolina Limited Electrical License preferred.

Working Conditions / Physical Requirements:
- Positions in this class require: standing, walking, lifting, carrying, reaching, handling, kneeling, crawling, pushing/pulling, climbing, vision, foot controls, balancing, bending, crouching, twisting.
- Heavy: Exerting 50-100 pounds occasionally, 25-50 pounds frequently, or from 10 up to 20 pounds constantly.
- Incumbents may be subjected to extreme temperature, wetness and/or humidity, respiratory hazards, noise and vibration, physical hazards.
