Job Summary
The Facilities & Operations department has an immediate opening for a Construction Project Manager Intermediate. This is an essential position in Facilities & Operations.
Reporting to the Facilities & Operations Assistant Director, this position supports the daily operations of F&O projects and operations.
Facilities and Operations is responsible for the 24/7 operation and maintenance of the campus and out-building infrastructure which includes but is not limited to the following systems: HVAC, electrical power, process, domestic, and RO water, pneumatic tube, life safety (doors, fire alarm, fire suppression, power), plumbing, electronic and pneumatic building controls, and interior and exterior architectural finishes.

The work requires, or the supervisor approves a fully onsite presence. Onsite is defined as a designated U-M owned or leased work location within or outside of the State of Michigan.

Responsibilities*
- Support and/or manages multi-trade maintenance projects
- Responsible for maintenance project work primarily involves the replacement of existing medium to large assets and/or their supporting infrastructure distribution systems (Roofs, Flat lots, parking decks, windows, Pumps, Piping, RTUs, Electrical Distribution, EFs, and others)
- Manage the project construction process, assuring completion within established schedule and budgetary limits, and following design specifications and regulatory codes
- Perform scope development, schedules and lead customer meetings to confirm scope, estimate costs, verifies field conditions, obtain funding, establishes project schedule, communicates to end user, and monitors through completion
- Manage turnover of assets from large-scale and small-scale construction projects for migration into F&O's asset inventory and CMS (Computerized Maintenance System)
- Perform inspections of existing infrastructure to validate as-built conditions and support transmission of information to F&O project archives and F&O Business Operations Manager
- Plan, coordinates, and establishes project work schedules with maintenance and skilled trades and coordinates project with F&O facilities managers
- Support facilities maintenance program
- Research existing equipment and participate in planning preventative maintenance/ asset needs
- Manage outside contractors, vendors, and trades for in-house customer needs
- Perform audits on existing equipment to validate proper preventative maintenance
- Obtain material or service quotes to support management team, track delivery, and support installation or service work
- Assist department training activities, coordinates with Facilities Maintenance
- Research OEM instructions and develops quick reference critical reset instructions
- Support daily operations under the direction of a Facilities Operations Assistant Director
- Fulfill role as back-up to Facilities Operations Assistant Director as assigned
- Meet with customers to determine extent of building repairs, quality of work, and to assess impacts for utility shutdowns
- Participate and contribute to operational meetings and committees
Required Qualifications*
- Bachelor's degree, which is directly related to the responsibilities of the position
- Two or more years of construction project management experience which may include: Architecture, Engineering, Construction or directly relevant experience.
- Competence with personal computers and applicable software, mobile devices, productivity hardware, applications and Google Workspace.
- Must be able to read and understand construction drawings, specifications and contracts.
- Demonstrated knowledge of construction cost estimating.
