The Director of Maintenence/Plant Operations will plan, organize, and direct the overall operation of the department, its maintenance programs and activities. Assures room readiness prior to all resident move-ins and maintains a preventative maintenance program for the community.

The Director of Maintenence/Plant Operations will plan, organize, and direct the overall operation of the department, its maintenance programs and activities. Assures room readiness prior to all resident move-ins and maintains a preventative maintenance program for the community.
- Assumes the responsibility, and accountability of directing the Maintenance Department. Makes daily rounds to assure that maintenence services personnel are performing required duties and to assure that appropriate services and procedures are being rendered to meet the needs of the facility.
- Coordinates all maintenance and housekeeping conjunction with Wellness, Food Services, and Marketing Departments which all report to the Administrator.
- Makes written and oral reports/recommendations to the Administrator as necessary/required, concerning the operation of the Maintenence Department.
- Participates in community surveys (inspections) made by authorized government agencies.
- Reviews and develops a plan of correction for maintenence deficiencies noted during survey inspections and provides a written copy of such to the Administrator.
- Performs preventative maintenance tasks and small repairs including but not limited to the following:
- Painting and Wallcovering
- Drywall repair and Carpentry
- Snow Removal
- Grounds
- Responds to emergencies and is required to be " on call" schedule is based on the needs of the community
- Maintains vendor relations and coordinates all preventative maintenance
- Manages department supply purchases with approval from Administrator.
- Maintains and is responsible for the Life Safety Systems such as Fire Alarm and Suppression Systems and Emergency Preparedness.
- Serves on various committees of the community as required by existing regulations and as appointed by the Administrator.
- Schedules department work hours (including vacation and holiday schedules), personnel, work assignments, cleaning schedules, etc., to complete work.
- Investigates complaints and grievances made or filed by department personnel and provides report to Administrator.
Qualifications
- Advanced technical certificate/trade (ex. HVAC, Plumbing, or Electrical certificate) preferred
- 2 years supervisory experience in building maintenance
- Understanding of the following:
- 480/277 and 208/120 Power distribution
- Addressable Fire Alarm
- Resident Care and Security including Nurse Call system, staff communication
- Building Lighting Control Systems
- Building Heating and Cooling featuring Chiller/Boiler Hydronic Loops and natural gas/DX Package Units
- Integrated Outdoor Fresh Air and Exhaust
- Web based Building Automation Systems
- Circulating multi-temperature Hot Water generation
- Automatic Fire Protection Sprinkler system
- TELS system for routine equipment, fixture maintenance and filter changes
