Summary of Position

The primary role and responsibility of this position, under the general direction of the designated supervisor is to perform the services of a Construction Project Manager for capital projects and complex MEP systems that may occur over multiple years for project completion. The work includes assessing, planning, developing, overseeing capital and MEP construction projects including the design and construction of new buildings as well as major repair and renovation/alteration for existing buildings. Position requires coordination between facility operations, campus customers and various departments across the campus. In addition, the position may oversee other non-capital general construction projects on campus as business demands require. Job responsibilities include reviewing field conditions, reports, preparing proposals for design and construction services, managing professional designers, managing the construction contract, managing construction in the field, overseeing and managing the NH State Fire Marshall review and permit process, overseeing all financial transactions associated with the projects, ensuring the proper project closeout protocols are following and archived for University use at the completion of the project, and managing warranty related issues for the duration of the construction warranty period.

  • Bachelor's degree in engineering, architecture, or related field and four years of related experience as manager for building construction, renovation or alteration project.
  • Experience with contract administration.
  • Knowledge of construction materials, means and methods.
  • Familiarity with building and life safety codes.
  • Familiarity with the NH State Fire Marshall review and permit process
  • Excellent written and oral communication skills.
  • Ability to wear/use personal protective equipment as needed on construction site.

    Duty/Responsibility

    Capital Construction Project Management: Schedule, initiate and manage all efforts necessary to complete and occupy new or renovated facilities. Ensures compliance with design documents, building and life safety codes, and industry standards. Advise on project schedule and status, coordinate construction activity with campus events, communicate with impacted University agencies, and prepare and present financial status reports to senior administrators. Supervise staff assigned to project; coordinate and direct the efforts of project team, including architect, engineering consultants, construction contractor, and project managers assigned to sub-elements of large projects. Meet regularly with project team to review project progress and contractor performance, discuss key issues, and resolve problems.

    Duty/Responsibility

    Project Planning, Design Preparation & Design Contract Administration: Direct meetings with architects, engineers, contractors, and campus administrators to develop project programs and schematic designs; prepare cost estimates and requests for funding. Establish schedules and monitor progress; review design progress submittals for compliance with user needs, applicable codes and university standards; and assemble final design, specifications, general conditions and other contract documents into a coordinated bid package. Select qualified design firms to prepare project designs; negotiate fees and perform tasks necessary for proper contract administration.

    Duty/Responsibility

    Construction Contract Administration: Select qualified Contractors to construct projects utilizing Design/bid/build, Design/Build and Construction Management delivery methods. Manage construction contracts and all financial transactions associated with projects. Manage contractor and oversee all construction in the field. Perform tasks necessary for proper contract administration. Manage and oversee the NH State Fire Marshall permit process for the University and contractors.

    Duty/Responsibility

    Construction Management: Direct efforts of project team during project construction; oversee inspections to insure work conforms to contract requirements, resolve technical issues and negotiate contract changes; maintain proper documentation; direct rework as necessary, accept completed work for university and document contractor performance. Financial Management: Manage projects with multiple fund sources; approve invoices; track overall project financial status and maintain end-of-job cost forecasts.
