This is a hybrid role based out of our Malvern, PA headquarters.

CubeSmart seeks a Operations Project Coordinator to join the Operations department at its Malvern, PA headquarters. The Operations Project Coordinator will be managing the acquisition and/or disposition process of all owned and managed stores in the CubeSmart portfolio.

Responsibilities

Purpose

Manage the acquisition and/or disposition process of all Owned and Managed stores in the CubeSmart portfolio. Work closely with internal and external stakeholders to ensure all required tasks and responsibilities are successfully completed and on schedule.

Essential Job Functions
  • Manages communications with owners on a regular basis regarding progress of the transition checklist store type.
  • Ensure effective communication through the preparation of memos, e-mails and letters for internal and external audiences.
  • Participate or conduct conference calls with owner(s), third party management and operations departments to ensure continuity in managing projects.
  • Organizes all data related to the acquisition/transition process to determine the readiness status of all upcoming stores scheduled within 90 days from the go-live date. This includes sending the initial transition checklist to owner and follow through on outstanding open actions until completed prior to opening the store.
  • Maintain the store transition projects' task list within Adobe Workfront and ensure it is updated following all transition e-mails and calls conducted.
  • Maintain the store transition master task list within Adobe Workfront and ensure it is updated for internal stakeholders use and reference. Please verify and send weekly reporting as requested.
  • Work regularly with store teammates, District Managers communicating local operational needs from hCube or ownership that need to be executed.
  • Coordinate the set-up of utilities for stores added into the portfolio. This includes: electrical, water, gas, etc.
  • Manage Workfront software to launch store acquisitions and monitor the progress of tasks while launched to ensure the project is going on schedule.
  • Conduct special projects as assigned.

Qualifications

Education, Training and/or Experience
  • High School Diploma or GED required
  • Project Management experience, with a minimum of 3 to 5 years successfully leading complex cross functional projects and processes.
  • Experience in Real Estate Development and/or Acquisitions
  • Working knowledge of Microsoft Office Suite

  • Excellent project management skills. Demonstrated track record in managing multiple projects with evolving priorities and deadlines.
  • Able to quickly adapt to changes.
  • Detail oriented and ability to manage stretch assignments/projects.
  • Experience managing both internal resources and external contractors/vendors/relationships. Excellent interpersonal skills.
  • Demonstrated success in delivering projects on time with customer /stake holder satisfaction.
  • Ability to influence without authority.
  • Highly organized, capable of managing multiple, complex tasks and able to collaborate with several groups at once.
  • Effective interpersonal and communication skills.
  • Must have strong problem-solving and follow-through skills.
  • Strong Time Management skills.
  • Thrives in an ever-changing, fast paced environment with shifting priorities and deadlines.
  • Resourceful, positive, problem-solving skills with strong emphasis on customer service (ownership).
