BRIEF POSITION SUMMARY

Performs advanced (senior-level) grounds and building maintenance and construction work. Work involves maintaining the appearance of grounds and repairing buildings, utility systems, and stationary equipment; operating motorized equipment; requisitioning material and supplies; and maintaining records. Reports to the Region VI Municipal Maintenance Supervisor, and works under minimal supervision, with considerable latitude for the use of initiative and independent judgment.

ESSENTIAL JOB FUNCTIONS AND RESPONSIBILITIES

  • Performs maintenance and repair work such as plumbing, painting, electrical, steam, air conditioning, and mechanical.
  • Performs carpentry work such as the installation, alteration, repair, and maintenance of buildings, doors, windows, wood fixtures, and furniture.
  • Performs maintenance repair work such as welding, brazing, and soldering on ferrous and non-ferrous metals to repair, maintain, or fabricate parts and equipment.
  • Performs inspections of equipment, operating machinery, systems, and building accessories and appliances to ensure proper maintenance and repair.
  • Oversees and performs groundskeeping work, such as mowing, grass and tree trimming, fertilizing, watering, removing, and planting trees and shrubs.
  • Oversees and/or performs the removal of dirt, rubbish, and refuse from grounds.
  • Oversees and/or performs repair and preventive maintenance (PM) work on parking lots, roads, and sidewalks.
  • Assists in implementing the PM program that pertains to the building and ground maintenance.
  • Services, repairs, and conducts preventive maintenance on groundskeeping equipment.
  • Identifies mechanical problems and determines how to fix the problems.
  • Repairs equipment and fabricates parts for repairs.
  • Calculates material and labor costs and orders parts and supplies.
  • Maintains and repairs electrical outlets, control panels, switches, fixtures, and accessories; replaces and reseats brushes on motors; and splices wires and cables.
  • Assist in the work order system to include closing and inputting work orders.
  • Maintains records on work orders or projects in online database.
  • Performs work in the work order system such as in putting and closing work orders.
  • May be required to work in CAPPS Financial and maintain a state-issued credit card.
  • Maintains Common Access Card (CAC) and completes relevant and/or assigned training.
  • May train others.
  • Assist in on call duties for after-hours, weekend, and holidays for facilities emergency.
  • Attends work regularly and observes approved work hours in accordance with agency state employee policies & procedures handbook.
  • May be required to perform duty in support of national emergencies, disasters, and other missions, to include holidays and weekends.
  • Performs related work as assigned.


WORK HOURS: Monday - Friday, 8 hours a day, 40 hours a week



Qualifications:

MINIMIUM QUALIFICATIONS

EDUCATION:

  • Graduation from a standard senior high school or equivalent (GED) is required.


EXPERIENCE:

  • Four years of experience in construction management or building maintenance and repair work is required.
  • Experience working with Microsoft Office to include Outlook, Word, and Excel required.


REGISTRATION, CERTIFICATION OR LICENSURE:

  • Valid driver's license is required. *The ability to obtain a Texas Driver's License will be required with first 30 days after entering Texas as a new resident. A satisfactory driving record is required for operating state or personal vehicles to conduct agency business.
  • Electrical, HVAC, Plumbing or ground maintenance Certification is preferred.


OTHER REQUIREMENTS:

  • Selected candidate must pass a federal security background investigation, must be able to obtain a Common Access Card (CAC) The process includes a National Agency Check and Inquiry (NACI) and fingerprinting. The employee must complete and sign the office of personnel management (OPM) form SF85. Completed forms are submitted to the OPM for the background investigations.
  • The immigration Reform and Control Act of 1986 requires all new employees to resent proof of eligibility to work in the United States within three (3) days of being hired. PHYSICAL/WORKING CONDITIONS

Ability to stoop, bend, crawl, lift, climb, kneel, stand, walk, sit, carry, push, pull, balance, reach, crouch, with good color vision and depth perception. Frequently lifts, carries, and sets up equipment and materials that weigh up to 125 pounds. Works inside and outside in areas that are usually dusty, dirty, or greasy, and often works in inclement weather conditions. Requires the ability to travel approximately 50%.
